We recently purchased ours 7 weeks ago (KDRB) - and think we are already ahead 10% on the purchase price in terms of Market Valuation. However, given the little number of comparables here close to Parramatta I am concerned about the end value of the house. Hoping it all stacks up. We didn't get any other tenders, as having been to a fair few display homes, we liked M's designs the most. Monalisa, we had missed out on a few blocks before we ended up buying this one. I'd actually discounted it as being out of our price range but luckily my husband made an offer which to our surprise got accepted! We are counting our lucky stars the vendors accepted. There's no doubt it would have sold a lot more than what we paid for it if it had gone to auction. A similar property a couple of streets away sold last Sat for 165k more than ours! I keep a very close eye on the local market and I don't see it slowing down anytime soon. If you're concerned about overcapitalising, I suggest you speak to your local agents and talk to them about your plans and ask for a market appraisal of the finished house. It's also a good idea to find out what buyers in the area like or don't like so you can make sure you're spending money where it counts. Of course you may not have any intention of selling in the near future but it doesn't hurt to be mindful resale value. We actually don't even settle until 2nd May so we have about 5 weeks up our sleeves. We pretty much had narrowed down the house design and had been in contact with M to do prelim sitings to make sure the block suits so when we finally bought it was just a matter of putting down deposit to progress to the next stage. It's all a bit surreal to be honest. After missing out on a few auctions, it's now happening at lightning speed. I don't want to jinx it but it's really been a dream start to the journey. One of our friends bought a brand new house (M build)in North Ryde 6 mths ago for 1.66 million!! It is crazy. We bought our property before it hit the market - comparable (or may be inferior!) property in the next door suburb 5 minutes drive away sold for $84K higher. Sydney is crazy, and I hope it continues to improve! We are hoping to speak to local agents re the resale value. We are building a granny flat (matching with the house), so that is another 100K, and just adds value to the extent of rental income. Most houses around here are old... which does make it a little more challenging. Fingers crossed it all comes together smoothly. Hope you are enjoying Easter. In the end we had to up the budget and thank goodness we had a vendor who wanted to sell. We were also a bit wary of spending too much on the new house given we forked out more on the block. But we've had a few appraisals from local agents and reassured that the numbers stack up. Comparable sales of similar quality homes in the local area are also a good indication that we are adding value. Sounds like you've also done well. And the granny flat is a great addition. I'm sure the extra income will be a big help pay off the mortgage:) Well done! Btw did you take up the Hebel promo? We did but still undecided whether to go for it or stick to good old fashion brick. We'll try to have a pre-selection appointment at Studio M to give us an idea of what we might upgrade. I'm a bit nervous that our provisional allowance for upgrades isn't enough! Is $1.66m cheap in the current market ? I haven't heard of the Hebel promo? Perhaps this one is for designer homes? Ours is a metro design. Or is it something to do with rendering? We have taken the $6,500 one ; we are undecided about the flooring one. They have little hope given price increases. I don't see how the increases can be sustained at a real rate of ten percent, when wage growth is negligible. If you look at the price to household income ratio, it just isn't sustainable. Hopefully the Government does not announce changes to negative gearing taxes in its next budget. Investors are fuelling a large part of the market and any adverse change will have a big impact on buyer sentiment. How much did you have to put down for Wisdom and Clarendon? Do they also go out and do the soil tests etc? Is it possible to just provide them with the results received from one builder? They may be using the same contractors for each of the areas. Wisdom tender deposit was $1000 as was Clarendon. We have also gone with Kurmond. All of the designs we have chosen for tender are very similar but it is the inclusions and site cost that are going to vary. Already we can see from the site reports that the variations are going to be with site costs with Clarendon estimating a P class classification while Wisdom a M class. So far Metricon, Wisdom and Kurmond have been smooth sailing while our experience with Clarendon has been different. They have not been as flexible to date with changes but hopefully that might change soon as they have finally given us some options on two of their designs that could work. One thing we have found is that all of the companies will reimburse some other deposits already paid (not all). Some might say we are crazy doing four tenders but we look at it as it keeps them all honest if they know there is legit competition and if we need to spend $5k now to save $20k to $30k I think it is worth it. Mind you trying to get all the tenders presentations organised for around the same time is not easy as we want to move ASAP as the clock is ticking on the home loan for the land (as of today). Hopefully the tenders will speak for themselves and the decision is not as hard as we think it will be. at present there is no real stand out and we have not fallen in love with any one design. Metricon actually do have the Glendale 38 on display in Sydney, it just opened recently and we were the first to see it! love it!
