Browse Forums Building A New House Re: KDR in Newcastle (potentially with Sekisui House) 4Apr 09, 2014 3:31 pm I'll be following with interest Re: KDR in Newcastle (potentially with Sekisui House) 5Apr 10, 2014 12:21 am Gorgeous looking block. What a beautiful green outlook. Can't wait to see the plans. Re: KDR in Newcastle (potentially with Sekisui House) 6Apr 10, 2014 1:09 am So here are our plans:
The original "Clareville" (I've mirrored it and some text is still back-to-front) http://i1365.photobucket.com/albums/r759/cat_dunc/Clareville270S1Bungalow-withNOchanges_zpsc7ed6504.jpg And the changes we'd like to make: (blue are changes, pink is extra floor space) http://i1365.photobucket.com/albums/r759/cat_dunc/Clareville270S1Bungalow-withchanges_zpsb818fe77.jpg I built it in 3D on the computer : Before and After front and back: http://i1365.photobucket.com/albums/r759/cat_dunc/Beforeandafter_zps48293e8a.jpg http://i1365.photobucket.com/albums/r759/cat_dunc/BeforeandafterBackview_zps19f0c168.jpg And after with the roof off: http://i1365.photobucket.com/albums/r759/cat_dunc/Internal_zps3d6e9bbc.jpg And maybe the new backyard: http://i1365.photobucket.com/albums/r759/cat_dunc/External_zpsf6aa8cfa.jpg So far I love everything except: - Laundry layout. (toilet or no toilet?? I'm convinced it will get used by friends over for drinks late at night, or by children playing in the yard) *Edit: But is it too cramped with a toilet? - Driveway design. We've got a sewer inspection point, telephone pit, stormwater pit all right at the front laft hand side of the block. The sewer inspection point is on our property only 200 odd mm away from the driveway. I want the driveway as flat as possible as my folks have a massive caravan I want them to be able to park on it. Not sure how to do it yet. - Type of roof for rear outdoor area. I want direct sun coming into the living room and kitchen in winter to warm the house, which wont happen if this roof is solid. So either translucent sheet (maybe laserlite 2000 or 3000?) or if we win the lotto a vergola Any thoughts or suggestions are very much welcome Re: KDR in Newcastle (potentially with Sekisui House) 7Apr 10, 2014 8:47 am I like the changes that you've done, however I think by putting a toilet in the laundry it may become a bit crowded. And nice work with your CAD drawings, looking nice! Re: KDR in Newcastle (potentially with Sekisui House) 8Apr 10, 2014 11:06 am Thanks TiredHalo, it's great to visualise it all, really helps makes decisions. I'm thinking the same about the laundry. I just hope I don't regret it later by not putting it in. The geotech engineer just came! He's done his tests and soon we'll find out if we need the more expensive slab. Re: KDR in Newcastle (potentially with Sekisui House) 9Apr 11, 2014 12:51 am Cat_dunc love the floor plan. What a gorgeous family meals area. I do love a rectangle kitchen meals and living area. You'll get so much light in there. I think it's good to carefully consider the roof design. You could do part of it without a roof to be certain you get sun, such as over the kitchen table. Maybe get a carpenter to have a look and give you some ideas. They could do posts and the basic structure with a cheaper roif material and later on you could upgrade the roof to something else. Slats are good - you can tilt them depending on what you what sun wise. Also sometimes you need to be in the house for a while to really think about it. Re: Newcastle KDR (Sekisui House): Pre Colour Selection Meet 10Apr 13, 2014 6:25 pm We had our pre colour selection meeting today. I did write a fairly extensive post, but then realised it broke the forum's posting rules so deleted it. Next step is to go through the brochures we were given and email our initial sales guy. This isn't what the colour selection person preferred, but it's the method we've chosen to pursue. Anyway we're excited about getting a final tender to review at some point in the coming month! Re: Newcastle KDR (Sekisui House): Pre Colour Selection Meet 11Apr 13, 2014 7:07 pm Wow! I think you can all give us lessons in CAD!! They look amazing. I downloaded the app you suggested and have not been able to play with it as yet... and time is ticking away for the trial. Love the floor plan and the changes you have made. Are you going to get much back on the single vanity (from double) in the ensuite? What is the laundry door? Is it a sliding one to outside... if so... the loo will be looking straight out? One thing I was regretting I didn't ask for is a better solution to the bathroom. I love powder rooms with sinks in them. Or a 3 way bathroom rather than the configuration that Sekisui seemm to have. For the pergola we're having similar debates but in the rear area we want a fly over roof line (Similar to yours) but tilting the other way (up away from the house) to allow more light in. I thought you were going to go one garage door rather than two? Don't have an opinion with regards to the driveway... let us know what you decide... Re: Newcastle KDR (Sekisui House): Pre Colour Selection Meet 12Apr 13, 2014 11:21 pm what about a door to the study from the front yard? I think it really lends itself to that although I'd probably put another openable window on the other wall then just so you can open a window without having to open the door. Would be great for a home office and lend itself to a home business so it has a separate entrance. I thought about it for ours too and one of those things I was undecided if it was going to be used/useful to have. Also will the computer bench overhang the sliding door mechanism? Would you be better with a stacker door in that area or bifolds? The initial colour selection meeting is just to understand what options you have... I'm going to be hanging out in your thread waiting for your colour choices Re: Newcastle KDR (Sekisui House): Pre Colour Selection Meet 13Apr 13, 2014 11:48 pm Heh heh Ynonneh you're on the same train of thought as me! I'm fixing up the plan ready to send the sales guy (is that what you call the CSO?). I'll post it once I've finished it, which should be soon. Shows some of the changes mentioned above. Great idea about the door. They could be french doors. Oooh, I quite like that idea! Re: Newcastle KDR (Sekisui House): Pre Colour Selection Meet 14Apr 13, 2014 11:58 pm French doors would be lovely for the study. Very jealous (we could do the same but felt like we couldn't / shouldn't splurge any further!!!) Sorry the CSO is the Customer Service Officer who you will get assigned after you sign the contract and get passed from the Salesperson over to the CSO. btw we got a concertina folder for all the colour stuff to put in and they were mostly there although there were still some missing items. And how useful are they anyway as most of the time you still will want to see it rather than just a representation on a piece of paper. Did you get the paint colours? Which one/s did you get? We got two although it sounds like they were phasing one of them out. Oh and we got some white ones which were considered "upgrades"!! We got laminate and formica brochures, brick brochures, door brochures, just a leaflet about windows, a Beaumont Tiles brochure, garage door brochures, Caesarstone flyer, Hettich flyer... possibly some others but that's what I remember reviewing. Re: Newcastle KDR (Sekisui House): Pre Colour Selection Meet 15Apr 14, 2014 12:00 am Hey just a quick note - I've just noticed the standard Signature inclusions only provides a cold water point to the dishwasher. I haven't had a dishwasher since I was a kid... don't they use hot water? Re: Newcastle KDR (Sekisui House): Pre Colour Selection Meet 16Apr 14, 2014 12:19 am yvonneh Wow! I thought you were going to go one garage door rather than two? Don't have an opinion with regards to the driveway... let us know what you decide... Thanks! Its a detailed and hexy program. There are easier ones out there. You could try sketch up. There's an entire online object library for sketch up and its all free (pretty sure). Not sure on the vanity yet, but I've been told by husband that I have a lot of stuff and he thinks the extra pipe in the cupboard will take up valuable "stuff" space... Yep the laundry door is a sliding glass door, and yep that's one thing we thought of too. Thought of putting it behind the washer on the external wall, but then couldnt fit a tall cupboard. Decided against the toilet in the end. Nope decided with the two garage doors in the end. We drove around and preferred the look. Probably not as useful as a single door... but oh well! We're getting wider garage doors (2700 instead of 2400) quoted instead, so will help a little with my skillful garage parking Driveway... still unsure. I'll post a pic which might show it in more detail. I think we'll just ask a family friend who's an experienced builder what he thinks. I'm hoping my original survey is wrong and the sewer inspection point is higher than what I've drawn it as. Re: Newcastle KDR (Sekisui House): Pre Colour Selection Meet 17Apr 14, 2014 12:27 am Decided to make the larger 4 panel slider on this wall a smaller 2 panel slider (which is the same as the one on the back wall). Gives more space for the computer station (Which we'll do later ourselves). *Edit: The plan is for the cabinetry to match the kitchen, which I don't think will look strange? Computer benchtop will be standard, not ceasarstone.
http://i1365.photobucket.com/albums/r759/cat_dunc/Computerdesk_zpsbfb4e4de.jpg We want a fireplace, this is the only place we can think any type of fireplace could go. Any other ideas?? I know a lot of people say don't put a tv over the fire place but I found a local company that said their gas fires can have TVs over... Hmm. Requires more investigation. We love the look of it. Could we ever afford to actually DO it... hmm perhaps not. http://i1365.photobucket.com/albums/r759/cat_dunc/Fireplace_zps1b289332.jpg The current laundry layout. Won't get any of the cabinetry. Will do all this ourselves later. Will use the standard tub they give us to start with. Not too cramped, the baskets go where the toilet was previously drawn. http://i1365.photobucket.com/albums/r759/cat_dunc/Selectedlaundrylayout_zps6a97c1e4.jpg The fancy french doors we'll get priced. Ooh la la. http://i1365.photobucket.com/albums/r759/cat_dunc/Frenchdoors_zpsd1e76018.jpg And the driveway that I need to talk to my folks about (as it's their van) and our builder friend (who quite handily also has a van so might have some pointers). Thats a 500mm drop from one side of the driveway to the other at the boundary which is that brown line/cut in the ground running through the middle. The van does stick out onto the verge but there's no foot path and everyone walks on the road on our culdesac. Plus the van will be there perhaps a week at a time max. http://i1365.photobucket.com/albums/r759/cat_dunc/Driveway_zpsfb0c1382.jpg Re: Newcastle KDR (Sekisui House): Pre Colour Selection Meet 18Apr 14, 2014 12:30 am cat_dunc Hey just a quick note - I've just noticed the standard Signature inclusions only provides a cold water point to the dishwasher. Haven't sent the request to him yet but yep we will do. There's quite a list of things we're upgrading. Yikes. :/ Re: Newcastle KDR (Sekisui House): Pre Colour Selection Meet 20Apr 14, 2014 12:40 am cat_dunc Decided to make the larger 4 panel slider on this wall a smaller 2 panel slider (which is the same as the one on the back wall). I think it will look good... Quote: We want a fireplace, this is the only place we can think any type of fireplace could go. Any other ideas?? I'm partial to wood fires and wood fire ovens myself so we'll be putting in a small combustion one sometime in the future Nice we're doing the same wrt to the laundry and doing it ourselves later (maybe way later!!) I like it!! 2 8018 Excellent, thanks for the tip ... not in Sydney, but I might give the Dy Mark a try, cheers 2 860 Thanks for the insights, that makes perfect sense, and yeah, I will be leaning on the experience of the excavator operator entirely. 6 11076 |
