Was my second time as an owner-builder and found that having one company organise all the documentation (including design drafting) meant that planning and building approval was attained much quicker. I dealt with a couple of people in the organisation as they prepared my drafting, energy certificates, engineering and building certificates. The primary point of contact was Oliver. 9355 5484. Was very happy with the service provided and had my energy assessment provided as well. Good price and the team helped me overcome any issues. http://www.approvalsbydesign.com.au/ Re: Draftsperon recommendations - Perth WA 12Feb 11, 2015 8:05 pm If you are an owner builder Drafting and Energy certification are the least of your problems. engineering and construction will be your biggest issues these problems extend to compliance and non-compliance on site Basically, drafties/architects deal with compliance only while Design Engineers deal with the lot. I can recommend a few that do the lot leave a PM.... and energy is generally free...as it should be. Also Engineering has moved to 3D with Simulations (apps) which is perfect for Owner Builders.HTH Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Draftsperon recommendations - Perth WA 14May 12, 2015 9:45 am Hi Chalky It really depends on what you are looking for in the way of drafting services,eg, Approvals, Engineering,Building WDs, new builds,renos, large, small,complex,simple,partial, complete, and rates vary on materials,etc,etc Sorry to complicate things, but I always get stuck redoing other peoples work onsite (revisions, ommissions, changes,etc) and I can tell you that's not what you want for renos & complex new builds. Most draftsman do not deal with engineering, nor are they initially interested, as that is a building matter for latter on, IMO,this works fine on simple builds only. If I can use a simple analogy it would be an artists Start with outline sketches,then broad brush strokes, then fill in detail with fine strokes, while staying within the boundary constraints and composition,etc,etc This equally applies to design, engineering and construction. unfortunately many draftsman lack the engineering finesse. Large house with raised ceilings on sloping block. Shouldnt be too difficult if designed correctly. For raised or raking ceiling...you have a number of options to consider they influence, structurals, thermal, airflow & natural ventilation, acoustics, lighting,etc,etc. This part is always difficult to get your head around but simulations can enhance accuracy and help with the clients undertstanding, IMO most designers get it totally wrong from an engineering/environmental perspective.eg, Architectural packages that are used only do simple thermal bridging and insulation through building elements, open a window (to allow for natural free ventilation) and basically their results go out the door, lol, doesnt anyone open windows any more! For sloping blocks you have many options, Stepdowns within the slab, retaining walls around the perimeter of the block or house and combinations of all, these have cost implcations, pro,cons, etc,etc if you need some advice put up some images..goodluck Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Really tight at the top of the stairs- how to get furniture into those rooms?
