Browse Forums Building A New House Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 501Mar 15, 2014 9:58 pm Hi Kimberly and welcome Have fun picking all your tiles etc make sure you have looked at plenty of images of what you like for example large grey floor tiles or wood floors or the style of feature tiles. I'm not sure how Eden brae work but with wisdom at those meetings you have to pick them then and there. My husband and I went to our tile place 2 times before our actuall meeting. We stuck to the builders range for most but up graded our main house floor tile. Our house has now had all the bathrooms tiled and the laundry. The chippie was working hard Friday installing all the window frames etc ( I can't remember the technically terms for them all). All our stone benches are in and look great! It is sooooo close now we can't wait Our media room ceiling didn't need pulling down they just added extra frame work on top of the coffered ceiling. I'm also excited as I picked up my original Art Deco light today from the little antique shop in Yass. It will go in our void area above our stair case. Now to find light fittings for the rest of the house :/ I'm finding it difficult to find things that match or blend in with the white glass and the brass rod and base of this light. We are in lot 505. It's 959sqm and relatively flat. We were quote $40k for site and basix costs. Is this reasonable? It sounds quite dear to us and just wanted to find out if it's about right! Lot 111, welcome to the forum I work for Wisdom Homes and we include all Basix in our base prices so I can't really comment on that aspect but from a site costs perspective I would estimate site costs on that block of land to be around the $8k mark. If you are not building near one of your boundaries you might be able to avoid the need for a drop edge beam which would bring this cost down further. I'd really have to have a look at your plans though to be more accurate than that. From memory that block had around 1.2m-1.3m of fall across the building envelope, falling from rear left to front right. Having your garage on the low side should help your costs also. If you have your main living areas to the North-western aspects this should also help your Basix score. Make sure whatever contract you enter that the pricing is fixed, so you know exactly where you stand and can budget accordingly. Yeh a lot of places had basic site and basix included. Unfortunately this one doesn't and it worried us a bit. We were told the site costs would roughly be $8k- $10k But I'm not actually 100% on what basix is and so didn't really understand why this could be up to $30k ! It seems an awful lot!!!! Things that affect the score include but are not limited too: Insulation - Wall & Ceiling (we supply R2.0 & R3.0 minimum rated respectively) Gas hot water and oven - over electric versions Triple A rated taps, showers, toilets etc A/C Door seals Rainwater Tank Windows I personally can't see how that comes to $30k when it all should be standard anyway. I mean, is it more about the fittings and finishing a they put into your house? They haven't yet, we are awaiting a written quote next Friday but this is what we were told to expect when we had spoken to them originally. Granted they said it wasa rough price and may be smaller but were giving us a ball park figure. I'm really hoping it doesn't end upset 30 though!! That money could have been spend so much better elsewhere I think!! For example a block that has it's NW side to the rear will score a better BASIX rating than a block that has it's NW side to the front. Living areas are usually at the rear so benefit from the winter sun heating them in the afternoon and therefore require less powered heating. Does that make sense? Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 517Mar 17, 2014 6:35 pm hey everyone... havent been on for awhile.... welcome kim and tim (finally you listened to me and got on the forum) our latest update is that our internal walls are all gyprocked, cornices should have been done today and stair case is in. Doors were meant to be delivered today and carpentars will be out tomorrow putting in all the doors and door frames i believe. So i assume we will be at lock up stage from tomorrow...YAY..... Its all exciting now...should have a finished house in june, or earlier if we are lucky We have also sorted out our blinds and carpet. Even looked into retaining walls, which will be blocks and some treated timber. The showroom has stickers which correspond to each package and you'll also be able to see tiles outside the range and decide whether you'd want to pay the difference. For the Smart range Wisdom cover the first $25 per m2 and Prestige range the first $35 per m2.
