Browse Forums Building A New House 1 Feb 12, 2014 8:09 pm Yep! Take Two!
You may have seen my earlier link - we "were" set to build in GoldenBay with Celebration homes, we were days from formal finance and our block fell through. As devastating as it was at the time it has now been a blessing. The day the block fell through we got the phone call about lunch time. We busily looked online for another block and actually came up with another only a little smaller in Warnbro - we went and looked and placed an offer that same afternoon about 4pm. We had acceptance by 8:30pm this is where the blessing came in: We no longer needed a septic system We could change our house design So (with pre-start booked the next day) we called our sales rep multiple times that day to cancel. No calls were returned, we even called reception to cancel pre-start and were promised a call back. By 5:00pm still no response so I contacted reception again only to get a confused answer - she had notified our rep earlier in the day to call us in person. By this point we were frustrated and honestly hadn't got the response you would expect and it had been like that since we had signed and paid our deposit. It was disappointing but again another blessing we went to M3 and were able to design a plan to suit us, our new block and bigger budget! I will post up our house plan, block etc when I'm not on mobile. Like you, the block has been sold from under our feet, with just days to go to finance approval! My question is, did you get back any of your deposit from Celebration Homes? If you had stayed with them, would they have carried the deposit over to another block? Re: Take Two: Warnbro, M3 Residential & Keystart (Resolve) 4Mar 11, 2014 1:14 pm Hi KCM1y - I am so sorry to hear that! I know it sounds a bit rich right now but these things do happen for a reason and you will find something better. Unfortunately we didnt get our deposit back from Celebration as the survey and prelim drawings had been done (which is what the deposit covers) so that slate got wiped clean (contract cancelled) when the new one was offered to us we didnt continue (and they didnt start drawings as we didnt pay the deposit). To be honest we didnt mind as forfeiting that cash for the work done and being able to go to a better (far better) builder has been worth the sacrifice we had to make. Have you found another block? Luckily we had all the details for the direct contact for our Keystart rep and had our Formal within 3 weeks of loosing the first block - absolutely fantastic. We lost that block 7 weeks ago now and yesterday we settled on our new block. Dont give up on it. Advice - get chummy with your Keystart rep and their direct details to get it pushed through quicker. Also push your broker or if they are completely useless like ours was go around them and do it yourself. What is even more amusing (somewhat annoying but we are used to it now) - we have not heard from our broker since we went to Formal Approval. We found out through our Settlement agent that Keystart wouldnt approve the DHWA cheque for the loan as they were waiting on our fees to be paid to them, we chased our own loan documents, etc all of which was their job to arrange with us - we had no idea and wouldnt have got so far if Kwinana Settlements hadnt been on the ball. It has been 3 weeks now and still no word. No surprise really, I would say they have no idea we went to settlement yesterday and wouldnt until they get their commission (which they dont deserve) We have completed Pre-start now, settlement was yesterday (10th March) and should have a pad hopefully by end of April very exciting - its finally happening!! Will chuck up our selections when I have more time and update my timeline BIG YAY for our new home! Re: Take Two: Warnbro, M3 Residential & Keystart (Resolve) 5Apr 28, 2014 12:34 am Hi Salsaby, just a question if not rude?? was your golden bay block lost because of you or because of developer?? we have block in similar area by the sounds of it, just under offer and would like to know if there are any issues with them?? Re: Take Two: Warnbro, M3 Residential & Keystart (Resolve) 6Apr 28, 2014 11:51 am Was following your last thread & just found this one, congrats on new block, new builder & prestart looking forward to following your new build
Re: Take Two: Warnbro, M3 Residential & Keystart (Resolve) 7Apr 28, 2014 12:34 pm How do you lose a block once it's under offer with a deposit on it? I didn't think the owner can withdraw Re: Take Two: Warnbro, M3 Residential & Keystart (Resolve) 8May 05, 2014 7:04 pm Hi guys, Sorry for the late reply! Much going on!! Sorry we lost our block as time had lapsed on our offer without key star approving our finance, the owner gave us conditional contract that it he block would be ours as long as no-one came in with a cash offer. Unfortunately only days from formal being expected we were told another buyer "went formal" now we were told it would be cash only but to go formal suggests they had finance. TBH we are glad we lost this block as we have a found a much better one since. This was a private sale - if it was a developer they are much more lenient. Thanks for the follow guys, we have an ETA for start of build by end of May bit excited but in the same token keen to get it over with as we are desperate to move out of our rental!
