Browse Forums DIY, Home Maintenance & Repair 1 Feb 18, 2014 11:32 am Hello Guys, Per the building inspector : 1> The shower recess and surrounding areas were tested and there were visible signs of significant water penetration to surrounding areas. Renovation of the shower recess is considered necessary. 2> Timber flooring surrounding the leaking shower recess has decayed framing timbers Since the bathroom is bit old we are also thinking to reno of whole bathroom itself if fixing shower recess is relatively high. I got quotes from couple of carpenters (via serviceseeking.com.au) but they have significant diff in quote: quote1> (a) appro 1000AUD to just fix shower recess - will just treat base/floor and first layer of tiles - add water proofing etc + 400AUD to fix/replace new decayed framing timbers (b) whole bathroom reno appro 15-20k (labor work only) quote2> (a) appro 2500AUD to just fix shower recess - will treat base/floor and and all tiles in shower section- add water proofing etc + 400AUD to fix/replace new decayed framing timbers (b) whole bathroom reno appro 6-8k (labor work only) What do you guys think about above quotes? If you guys can recommend any carpenter in Sydney it will be great. Thanks Anna and Glen Re: Fixing Leaking Shower Recess Problem 2Feb 18, 2014 6:13 pm 15-20K for a reno (labour only). HAHAHA!!! I'd either buy some waterproofing "stuff" and apply it and wait until you are ready to redo the whole bathroom (assuming it's pretty old anyway). We did that for our old house and it gave us another 5 years before we did a full reno. OR do a new bathroom. But you DO NOT have to pay anywhere near that. I wouldn't want to spend anywhere near $2,000 to just fix and old shower area. If you are little handy rip everything out yourself then get quotes. That saves a lot. If you only have one bathroom though it's pretty inconvenient. Re: Fixing Leaking Shower Recess Problem 3Feb 18, 2014 7:48 pm Thanks The breakdown I received from them is: 1>Shower renovation ($3500) strip out $850 re sheet $600 waterproofing $400 tiling $1200 repair floor $450 2> bathroom renovation ($7500) strip out $1700 plumbing $1200 re sheet $1500 waterproofing $650 tiling $2000 repair floor $450 is this normal charge for carpenter or this guys asking too much? Re: Fixing Leaking Shower Recess Problem 4Feb 19, 2014 12:23 pm First quote 20K labout is rediculous. Obviously has so much work on only interested if you pay him silly money. Second quote in the ball park for a tradie. A complete bathroom reno from gutted you should be able to get for K$10 with medium quality fixtures. IT costs me About $2000 in materials when Ive gutted and completely redone a bathroom. So the about 8K + 2K materials gives you the 10K all up cost. Re: Fixing Leaking Shower Recess Problem 5Feb 19, 2014 3:39 pm The shower reno costs are what I pay for a full bathroom. We do the strip out aqnd resheet. Tiler comes in and waterproofs and tiles floor and to the ceiling for about $2,000. Sometimes a bit more if a bigger bathroom (we supply the tiles only). $1700 for a strip out is ridiculous. It's just ripping stuff out. No cost, only labour. It only takes a day (may include skip bin to get rid of rubbish ($500). I definitely would not waste $3500 just to have the same bathroom you had before (minus the leaks of course). Pay a little more and get a whole new bathroom. If you leave the layout the same it's a fair bit cheaper. Re: Fixing Leaking Shower Recess Problem 6Feb 21, 2014 9:48 am Jsut another tip.. Most people get anty during the shower reno because theya re either going elsewhere to have showers, or have something makeshift that doesnt work well. Do the reno in summer, and spend some time to set up a tub, or a shower base elswhere in your house, in the garage if needs be. Once done, you can gut the bathroom yourself, and take all the time you like. I'll look into different shower heads and ask the plumber about some engineering and see what he says.
