Browse Forums Building A New House Re: Our Benham 33 journey 4441Feb 11, 2014 4:52 pm On the aircon matter - I spoke with the CM yesterday and he forwarded me the letter from Daikin. I've done my own research to verify what's in the letter and that the new model is a direct replacement of the old one. It is. What is causing confusing is that Daikin discontinued the old 160 and replaced it with a 140 but recently (this year) brought out another 160 unit. The new unit doesn't have the same cooling/heating capacities as the old 160 and also utilised more energy (which if you don't need it, you don't want anyway). All in all the 140 unit is a direct replacement to the 160 unit in everyone's contracts. Where R have stuffed up was in not sending the letter to us when they received it last June. How long did it take after interior painting to get to this point JTM? Our interior painting is meant to be complete this week and the plumber should be starting tomorrow with electrical/AC next week. We have a meeting with SS on site tomorrow so we're going to pester him for a decent timeline. Painting mostly finished on the 28th Jan - though he forgot our feature wall and will have to come back to do some other touch ups and the new walls behind the toilets. We are on roughly week 23 by my calcs. Though being single storey we only have a 30week build period. It sounds like once the painting is done you have around 3-4 weeks til PCI (assuming no major delays) then handover about 2 weeks later. On that tracking I don't think we'll be handed over til April now . It's going to be very busy at my house - my parents are down for a visit only 2 weeks later. I think I overheard him say there is one ready to hand over nearly, and then ours is next. Fingers crossed you will be after that!!! It's not easy for him to get things arranged when he has trades that just don't turn up on you. Like when my painters went AWOL for a week - I don't even think he knew til I called and told him they hadn't turned up all week.. Jen, in my tender it specifically states "upgrade to 8HP model FDYQN200K due to house being larger than 35sqm", and ours was 42spm. And that is what was installed. It sounds like a jet taking off when we turn it on and have no problems cooling the house. Re: Our Benham 33 journey 4452Feb 14, 2014 10:00 am Had a visit with the SS today. Painting is nearly finished.. should be done by next tuesday. The colours look great - the painters haven't painted the toilets upstairs the correct colour though so that will need to be fixed. AC, plumbing, Elec all booked for next thurs/fri. Showerscreens and walk in rob will go in then too. Flooring and final fit out the following week. I'm assuming the driveway will be done just after. We're looking at having PCI in about 2 weeks time, then handover in 3-4 weeks. SS is going to aim for 3 weeks. Finally we have a timeframe! I'm going to look at sorting out the final bits of our landscape plan this week and book in the landscapers and tilers for 4 weeks time. At the end of next week once we see the progress, we'll notify our rental people (they require 21 days notice). It looks like it's all finally starting to come together!! The problem with our airconditioning it is USELESS!!! It is not suitable for a house of my size. We signed our tender in December 2012 and went to site in October 2013. We had our electrical walk-thru today and with the air con issue, i noticed the a/c box and we got the 140 model. Also on the air con topic it says with the living sensations package that we get 2 zones and up to 12 outlets - having a look today, we only got 10 outlets. It doesnt seem to me this is enough to cool the house - i could immediately see 2 spots where outlets could have gone. I questioned the SS and he said the company which installed them decide how many outlets are adequate to cool the house. Anyone with a house 36sq or larger - how many outlets did you get and did you decide which rooms they went in/how many you got? Another problem was the front of the verandah - we were told by our salesman before we signed the tender that it would be exactly as on the display house so we were expecting cedar but we have regular wood which will be painted. Our ss said on the plans it doesnt say cedar and we told him we were never given an option so he said he would ask if we can have this changed to cedar - fingers crossed. B and K i remember you had the same problem with your verandah - did you pay more for the cedar? Also wanted to ask - when we got our Home Owners Warranty cert i noticed that the amount insured is about $30k less that what its actually costing us - when i questioned this my CSO said the lower amount was the cost before internals/tiles/electrical selections as that was the amount when they lodged the application and that amount cannot be changed - did anyone else experience this? JTM - your house is looking great! I noticed on your blog about about your shelves to the linen - did you pay extra for the mitered shelves in the walk in pantry? We paid extra to have the 70mm laminated shelves to our walk in linen, 4x shelves in the butlers pantry, 2x above the window in the butlers pantry and 2x in our ensuite. Our wet areas are being waterproofed today and our building inspector will be going thru today or tmrw. The insulation is going in tmrw followed by gyprock on Fri. I asked when handover will be and was told June or July - i was hoping May. If it is July the whole process would have taken 1 year 7 months - way too long! I don't think there would be any other way of having a say into it. But with that said, adding extra duct outlets to an underpowered motor unit won't help much. It just helps with the distribution of the air. Any advice on how to ensure the kit home granny flat that im thinking of buying will get council approval. The kit home companys wont release plans without a deposit and… 0 7178 of course there are legal avenues. You've already mentioned it. Sue them.
