Some price indications for benifit of those who are still budgeting: Sensor Light $107 Junction Box External $90 GPO External $118 GPO Internal $52 GPO island bench $90 (we were told it needs extra labour etc) Phone Pack $490 Includes trenching from Telstra pit upto 9m, one phone point TV Point $149 Pay TV point $88 RG6 cable to roof space Data $155 CAT6 data point wired to one central location Internal Junction box $61 Thanks for sharing these! Sounds like you got someone who knew their stuff for electricals! I got told $160 to have a GPO to the kitchen island and $250 for an external GPO. I wanted etherney ports to 6 rooms and was told I'd need to upgrade my NBN package to enable me to do so. Since speaking to my dad who understands how the NBN works courtesy of my uncle having it, I've learnt that it's not more NBN ports that I want but ethernet ports and no idea whether that's actually what my colour consultant meant >.< Are you able to enlighten me about your data points? My data points are CAT6 cable running from a central location to that particular point. I am planning to have a IT hub in the space under staircase. I will install a router there that will split my incoming internet connection and feed from there to these data points. Similarly you can have your NBN connection coming to central point into a Network Termination unit and then split into Ethernet connections. You can either run data cables or us WiFi. I will use combination of these two. Re: The CARLISLE HOMES & SPECTRA General Information Thread 4834Feb 16, 2014 5:01 pm Hi Dakota30. Can you please tell me if you are having 450 eaves to the entire house? I am building the Dakota 27 and SC included in sales quote at $4500..... that's not right if my house is smaller than yours. Thanks Dakota30 Alexvi05 Dakota30 We had tender on Thursday and I could not be happier!! We got everything we wanted and were a few hundred over our budget which was fine as I had a little buffer, we were in and out within 1hr and 45 minutes. The process with CH so far has been amazing and hope it continues throughout our build. Contracts booked for 3rd march (was hoping it was sooner) but all is good!! I can't remember who asked about the 300 x 600 porcelain tiles in the standard range, our price came in at $2500 labour cost and it was the whisper almond tile. That was for the entry, meals, family and kitchen. Hi Dakota , congratulations! That's great. Hopefully it would cost same for ours as well. When you get the chance and if it's ok, can you post some prices of upgrades you have done. I'm building a T range as well and would be great to get latest costs. Thanks so much. So happy for you. Most of our upgrades were developer requirements but here's a couple. These are based on my house and t range... 450 eaves $3500 25 degree roof pitch $947 Cat 2 traditional roof tiles $526 Cat 3 bricks and off white mortar $2350 Front door win5g $650 Stanford 4 panel doors $57 ea Undermount sink $791 Cat 2 underlay $500 We also went the kitchen pack, indulgence pack, and flooring pack with the free facade which we choose the Hartley as we also require a front outdoor space in our village!! Re: The CARLISLE HOMES & SPECTRA General Information Thread 4836Feb 16, 2014 9:06 pm RM16 This may be a silly question. Is sarking applied as standard to all roofs or only those that are classified as bush fire zones? If you are in bushfire zone and you need to have sarking or with the case that i know, aluminum mesh instead of fiber mesh for fly screen. Carlisle will make it a standard building requirement and charge you as an upgrade. Cheers Re: The CARLISLE HOMES & SPECTRA General Information Thread 4837Feb 16, 2014 9:23 pm Hi Dakota-Builder, Yay another Dakota... Not many around!!! Yes, we were originally quoted $4500 for eaves right round, however, we have the Hartley facade which already has eaves at the front so this is why the price was reduced. It will be calculated correctly at your tender appointment. Don't quote me but i believe its calculated on the meterage. The 30 square is wider that the 27 square, however, the 27 is longer so it may work out to be the same meterage or very close. Where abouts are you building?? Oops just realised, our sales quote was a few dollars under $4700 for the 30 square, so yours sounds right. If you choose a facade with eaves included, remember to bring this up at your tender appointment, otherwise, if the facade has no eaves it will remain the same! I know it sounds expensive, but eaves are well worth the money to upgrade, I think it's like 'icing on the cake' Re: The CARLISLE HOMES & SPECTRA General Information Thread 4839Feb 17, 2014 8:25 am There are not many of us around. I am also having the Hartley facade so the costs of mine should be less than yours (the overall perimeter of the house is less than the 30sq). Eaves to that house design should have a std price - my sales quote doesn't say it's an estimate.... this makes it difficult to complete colour selections as if I know things are a little cheaper, I can spend that money on other luxuries. I would dearly love a Cat 7 brick - but I've had/heard conflicting information about the price upgrade. One colour consultant said it would only be a couple of thousand extra, another consultant said up to $10k and the SC has said about $8k. My 2nd choice is the same brick you have selected, truffle. How much did you pay for this upgrade? As for the eaves, I wouldn't have a house without them. I built the last one with eaves also and we were the only house in the street with them but I love the look and also the practicality of being able to leave windows open when it rains etc... I know it sounds expensive, but eaves are well worth the money to upgrade, I think it's like 'icing on the cake' You need to bring this up at your tender appointment thats what we did. for budgeting purposes, i would stick to your quote and if it is reduced at tender its a bonus. As mentioned, ours was reduced as we had the Hartley facade which already has eaves included. I dont know how they work with pricing etc but i am only going by my experience only. Please dont assume that yours will be less that mine until you see it in writing. Bricks, were $1700 - that could be a stock standard price for cat 3 for T Range houses, it may not be based on the exact house. At colour selections, select what you want and if its out of your budget you can have them removed from your tender document. Hope that helps 0 5329 We are at the stage on our build in Kilcoy, Queensland where we need to get our fencing installed but we cant get any contact details for our neighbours to give them… 0 6733 You should check your detail drawings, it may show downpipe within brick pier. 14 14916 |
