Browse Forums Building A New House Re: Building Bermuda 23 with Porter Davis in Berwick 3Feb 15, 2014 5:34 pm Had the final meeting with our BC who is been really helpful during the design stage. During the meeting we were told the kitchen range hood has a fan that will circulate the smoke from producing from the cooking however there is no vent from the Rangehood to the outside in the standard design. I'm not quite sure why this is not considered as a health hazard but seems like that's how most houses are designed by PD today. It was not too complicated for us since we simply went with colours of one of the themes PD had in their display house. In terms of interior, we changed only few things like bathroom fittings, lights in certain areas and most of other things kept standard. We almost went with Pd Bermuda and orchard rise was also my first option in terms of estate! Love the Bermuda but after adding in all the extras it was just over our budget. Have you sort out the vent issue. My builder has standard venting straight outside so cant help you regarding that. .. Our BC did tell us that can be done but would have to pay for it. Hey PEARZ, thanks for the information. We didn't add much to the standard design to keep the cost within our budget but like the overall design of Bermuda. Our BC told us there won't be a vent from the rangehood to outside. Not quite sure what they mean by that but hope they will do the right thing. Yes it is quite exciting to see the work is about to begin and we were really happy to see the water taps in our land. Just to let you know that rangehood without a vent is a standard design across all builders. Basically you need to pay for the vents (we did). Anyway, I hope you build will go well, however would be interesting to hear your site cost/ any other estate related issues /costs. We just completed our colour appointment today and waiting for the final contract to be prepared. Also would be interested in independent building inspector contacts. There are no estate costs as I remember. Only cost would be the installation of equipments need to connect with NBN. Site cost can vary depending on the nature of the block and there are lot of blocks in Orchard Rise that has considerable fold. Our block didn't have a noticeable slope so I didn't think site cost would be major. We went in the weekend saw they have done some cut and filling. There was temporary fence around and it was fully closed. Nice to see construction work is progressing. I must focus more on the content than the decorations but I also added a page view counter to show how many users have accessed the site within a week. We went to the site and we were really happy to see the slab is poured. We went around the site and noticed they haven't put retaining walls. Isn't the retaining wall is part of slab (first) stage? Has anyone had similar experience with their build? Thanks!! Now they are planning visit the site an evaluate what is been done. We are hoping to hear from them next week. Slab level is lower than the nature strip. Before the cut the land did not have noticeable decline of land height. Here is the image of the front with the view towards neighbouring house. Our land had about 1 meter fall with slope which is hardly noticeable. At the end of first week we went to check the land and saw Porter Davis had done the excavation. I soon noticed the cut of the front garden is too deep which could result in a slope towards house. Our personal view is the cut the land more than what is required (may be a mistake?). Last week after they completed the slab and it became more prominent that slope is inevitable unless make some modifications. This was never agreed and we hope PD will provide a solution.
