Browse Forums Building A New House 1 Feb 10, 2014 10:25 am Hi This is our first post and also our first house. We are going to build in Trinity Alkimos. (if all the finances work out) I was hoping some of you who already built in Trinity Alkimos might be able to give us an indication of what you ended up paying for your 'Siteworks'. We have spoken to a couple of builders and the cost seems to range from 6k to 25k. We have secured a 400m2 lot that is pretty much level with the road elevation and we are hoping to build a typical 3x2 house. It also seems we HAVE to install 2 soakwells. Verbal quotes from the builders are from 3k to 7k. I see most of you create some sort of thread to document your build. That is a great idea and a lot of good info too. Re: Trinity Alkimos WA - Siteworks Cost? 2Feb 11, 2014 12:30 am Hi Boesman, I'm building in Alkimos Beach on a 420sqm lot, 14x30 with a 400mm contour left to right and flat front to back. I'm building with Commodore and have been given a siteworks bill of around $16k, supposedly with a $3k "earthworks inclusion". This also has a $4k inclusion for soak wells (will have to check how many) as well as provisions for hard digging (haven't seen any in the estate yet) and crossover damage etc. A lot of builders have provisional sums now for all the estates up there but of course a final figure isn't able to be given until a site survey is conducted. Hope this helps. First Build, Commodore Homes, Alkimos Beach. The build has been a bit of an eye opener for sure. As we paid our deposit on the 12th of February 2014 and our lot was already titled, we thought it would be a quick exercise. Never did we envision that we would only NOW be coming to the end of our build and hopefully moving in end of April 2015. I doubt we would be doing this the same way again.... And for sure not use any of the so called 'building companies'. Lesson learnt. Re: Trinity Alkimos WA - Siteworks Cost? 8Mar 23, 2015 3:00 am Hey Boesman - I share your frustration! We've not even started building yet grrrrrr Fingers crossed all is plain sailing for you now until move in - do you have any update pics Did you end up getting soakwells installed by the builder or did you get another company to do it? Re: Trinity Alkimos WA - Siteworks Cost? 9Mar 23, 2015 11:16 am Hi MalSannie We ended up getting it done by the builder. Some of the builders were a bit over the top with their estimates. One quoted us roughly $20k. I think our builder did it all up for $7500. The soak-wells alone were about $3000 if I remember correctly. No photos, sorry..... 7 11931 We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37085 Fair Trading can issue orders to rectify and complete but once the matter goes to NCAT these orders are automatically vacated.
