If all goes to plan we will be knocking down the old house in late April and starting the new build (Nevada) in late May or early June. I have asked about the waterproofing in previous posts and have decided to proceed with full compliance with the relevant standard at a cost of $4,700 for peace of mind (albeit an expensive peace of mind). Based on our discussions with our CLE it appears around 7-8% of people proceed with this option. Now to arrange abolition of services and demolition. If anyone else has done a KDR did you get Carlisle to put up the temporary fencing prior to demolition? our CLE recommended we arrange it ourselves as it would be cheaper but how much cheaper could it be? I enquiried with the demo company and they said for me only to get temp fencing just prior and during the demo if i was removing windows etc from the house and that would/could invite trouble from vandals. As i wasnt removing anything visual from outside the house i didnt bother with temp fencing - House was gone in 1 day and totally clean in 3. That was early november and the site still doesnt have a temp fencing - note the council would probably insist on a temp fencing duting the actual demo for safety but once the house is gone there is no requirement unless your site is unsafe. Carlisle started last thursday on site and i guess they will erect the fecing when they deem it necessary. At the end of the day the fecing isnt a huge expense though -plenty of competition out there. David Essendon - that's true what Carlisle say and I suppose I took that punt. Ive seen/heard some blocks have asbestos dumped on it - not pleasant. I went pass the block tonight and the fence and toilet are up. Given my house was knocked down the day after Melb Cup last year my block was empty with no fencing for 3 months. FYI the temp fencing is www.1300tempfence.com.au or 1300836733 - that's what company Carlisle used for my block. For most of them they will install the day after a ph call and remove the day after you ask them to remove. Still don't have a final picture, but should give an idea. Keep in mind the steps are still covered with planks just to protect the wood from possible damage by trades shoes. Was about 5K upgrade for me too. that's a nice staircase for only $5k - I say "only" cause the prices of most "wow" staircases are astronomical - but they are a work of art and virtually a craftsmans speciality. would had went KD boards instead of carpet except I have 2 little ones and the carpet is better for their grip and cushioning their falls - as witnessed countless times in our current house - which is a 3 level house. Once construction starts your CLE will only contact you for clarifications, etc - if the CLE doesn't need any clarifications, etc they wont contact you. Your SS is supposed to contact you weekly regarding progress of build. The fact that he hasn't done that doesn't mean the build is not good - but this is when you should get into contact with your CLE to say "why aren't I getting weekly updates from the SS?". If you have concerns regarding your build hire your own independent inspector. We will be having independent inspections during the build so it will be important to be having regular discussions/updates from the SS.
