I've found another 3 houses are being built by burbank in my estate, good good. The foams and steel are all deliveried on my site, I wish they would do it tomorrow, but weekend... a long weekend, but seems by the end of next week I will reveive a fat invoice too. Woohoo you will also have a slab in no time ..I can't believe how much they did in just 4 days this week .. What are you building ? Perhaps post your floor plan too ? Hiya, At first Garage was build 20mm off the side boundry so the water meter was in a good location. But after they applied for the Permit they were advised there was a 1 meter restriction. Hence had to update the drawings to reflect so house had to shift left 1 meter so now its right in front of the single garage.. errrrrr... I dont think they will accept any variation now that they have start building.. what to do? Mon 27th Jan - Sun 02nd Feb 2014 What a looong week this has been.. went by the block every day hoping to see first part of the timber frame delivered but block remains untouched since Slab Pour last Thur 23 Jan. Mon 27th Jan - Day 13 Australia Day - Public Holiday Tue 28th Jan - Day 14 Industrial RDO Independent inspector came out to inspected slab - no major issues found( within tolerance ). Wed 29th Jan - Day 15 Received Burbank official 'Commencement Letter' According to Burbank, as the Slab invoice was issued on 24th Jan, this constitutes as the official 'Start Date' and completion date should be within 330 days. So technically speaking my home is to be completed by 20th December 2014. My Christmas present hey? But the contractor admin said they tend to take only 7-8 months to build a double Storey.... Fingers cross hoping to move in by July - Aug... Thu 30st Jan - Day 16 Its been exactly 7 days since Slab Pour and besides sight fill , no other progress At 1pm received weekly call from the builder contract admin providing me a status update ' Slab has been completed, and now just awaiting for Framer to be come available to start ' Thats another one or two or even three weeks I have to wait??? errrrrrrr how annoying... My was slab poured just a few days ago, I went to the site on Saturday early evening to have a look at the slab, see how it was curing, what i saw was the frame! So u may see your frame when you r not expecting Mine is a single storey little one, I guess they done it on saturday only, your two storey house will take more time cetrainly. Fingers cross hoping to move in by July - Aug... They have an excessively long construction period in their contracts. It's an unreasonable length of time to build a house and covers them from having to pay out any liquidated damages if there are delays. We had them strike that out and put in a much shorter period. What your contract admin says is right however - they do tend to take 7-8 months on a two storey build. That's how long ours took as well. You can plan on being in your house by September Completed a knock down and rebuild in northern Melbourne. Handover completed 27/09/2013 and now moved in. I chose contact me via email, so normally I just have been receiving emails from them. they called, but I was driving, missed. I'm dealing with dandenong office, I think they are okay, no drama so far, I have read some blogs of burbank house owners, single storey normally only take 4 or 5 months to build, good good. I think your SS will send in ppl to do the frame very soon, 2 weeks after slab is quite normal, actually I think my frame is erected too soon, as generally it happened to other ppl around 2 weeks after slab, maybe the roof truss will be put on a little bit later? is my slab strong enough for those weight? you know, I got doubts in my mind. I went to the site Sunday early morning again with a level in hand and randomly checked their work, I think their work is decent and neat, at least I will get vertical walls and square corners and no major issue, so I won't send in inspector until lock up. As for ours , it's been left open and exposed in direct sun for over 1 weeks now .. My hubby been worried that we may see cracks so he's been out to water the slab a few times.. After reading people blogs I opt to have an independent inspector come out during slab .. He didnt find anything major but here was his findings :- "The slab has been installed within tolerance 4mm over 2m and not more than 10mm variation across the whole floor. The patio is out by 4mm with a slight bump approx 1.5m from the sliding door. This means the builder is not required to make any adjustment. with 4mm water pooling is regarded as insignificant and will disparate quickly under decking as the concrete is not sealed" - so he gave us the OK to make the slab payment .. I will be having a frame and final inspection done by my independent inspector too.. From other burbank house owners' blogs, I see their slab are not smooth also, I guess that's how burbank do it.... no crack on my slab, I just feel the surface is a bit rough and ugly but it will be covered up by floor later anyway. As you can see the slab is completly dry (hence its so so white) Besides my porch (rough) everywhere else in the home seems to be of a smooth finish. Is your slab white yet?
