Browse Forums Building A New House 1 Jan 20, 2014 10:35 pm After looking at display homes for nearly 2 years, saving the money like crazy, we have finally made the heart stopping, gut wrenching decision to BUILD OUR NEW HOME. OMG. We have purchased ( or rather the bank has) a smallish (468m2) odd shaped block at Champion Lakes. 10.9m frontage, 18m at the rear and 32m length. Just enough room for a small back yard. We have done a fair bit of research on the net, visiting the display homes and of course trolling this forum for the best builder we can afford and we have chosen Aveling Homes as our builder. Started looking at designs May 2013. The nautical design suited our needs ....with a few adjustments. Land purchased, design finalised, pre start done, wet area tiles selected. We have been given a start date of 3.2.14. We have a tap. I have been trolling this forum since June, and have gained so much knowledge and insight into the build process. I look forward to posting many updates from our build. Hopefully it all goes smoothly, although judging by the many comments here, anything can happen. I'm building with Aveling at the moment (1-2 weeks away from lockup). If I've got any advice to give, it's to keep in contact with Aveling yourself. Communication from them can be inconsistent at the best of times, so if you need/want to know any information, chase them up yourself by email/phone, whatever it takes. I love the idea of having the smaller bedrooms away from the main living areas. Its a bonus that the linen in the hall just fits in great. Cant say 'no' to additional storage. Added a small storage room at the back of the garage. Upsized the robes in each of the rooms for additional storage. theres a little nook in the hall for a hall table, mirror etc. Huge fridge recess area. Changed the dining window into a sliding door. And the BBQ area, behind the AV room, is under cover(we are putting in a gas point). If you have to make space choices, a large bathroom is a great investment. You also must be quite happy with all the outdoor living you've gained in the design change. We did initially decide to go with Aveling too (The Corimbia) but had to change our plans when we worked out that a single storey house would not get us the space we needed with two growing kids. Laminate is called Oak Dark Grey UL1463 by Universal Easy Click. Carpet is called Batemans Bay 'Shale' SC7205. Supplied and installed by Carpet Call on Albany Hwy, Cannington. The dark one is called Enviro Alloy 200x200, which is going to be the floors in all the wet areas and up the rear wall of the ensuite shower. The bath riser, skirting and hob will also be the floor tile. The spotty feature tile is called Pebble Grey 200x200 and it is going down the centre of the rear wall in the ensuite shower, pattern laid vertically, and also 1 behind the basins on the vanity. The white tile 200x200 is the splash back on the vanity. And also the laundry splashback. The vanity cabinets is Laminex Platinum Micro Natural Finish and the benchtopfor bathrooms and kitchen and laundry is Laminex Pure Mineralstone Natural Finish. Its only going on the back, not the returns. Thats where the power plugs go. I didnt want to spoil the look of the splashback by putting white GPO on it. We almost have identical floor tiles but other than that, it's rich wood and off-white. I can't believe you got such cool tiles included. Which tile place did you go with? The only tile we upgraded was the splashback, I let the hubby choose that one. hehe. The carpet and laminate weren't part of the package, we are paying that ourselves, but still got the builders discount by mentioning we are building with Aveling, come to about $9000 installed. We like the soft colour look of the laminate, a grey brown with texture, and it's not glossy, so no worry about scratches from the muttlys claws. And I can still use a steam mop on it. The rain water tank is plumbed into the loo's and washing machine. We had it in our old place in QLD. All new homes in QLD must have a rainwater tank and I think it's a great idea to do the same in WA. All that lovely rainwater going down the drains is such a shame when it is so easy to make a few changes to your building plans to include a rainwater tank. WA water corporation had a leaflet in the last water bill, but I'm id like to see if I can get it cheaper and shop around a bit. Cheaper to do it this way as the builder with tack on their % markup up. We dealt with Brendan too and would highly recommend him to anyone. We had to change our minds and go with a Two Storey as we were not able to get the living space we needed in a single storey house (as our Lot is pretty small). Hence we have now signed up with Ben Trager Homes. Our design is based on a slightly modified version of the Alba. And great choice of Front door by the way... Thank you so much everyone.
