Browse Forums Building A New House 1 Jan 15, 2014 2:59 pm We are looking to purchase a corner block which will achieve ocean views over the back fence. It is 658sqm however the main frontage is retained (14m front) which makes it a bit harder to work with. Could anyone give me some building ideas that will give us a good amount of outdoor area/backyard whilst getting the views, we are looking at 2 storey homes or loft homes with a balcony. We are thinking we will need to have the front of the house on the 14m side and the garage facing the other street? Many thanks, we are looking to put an offer on the property this weekend all going well so would love to have some idea of what we can do by then! Difficult corner block design assistance 3Jan 15, 2014 3:24 pm One issue with this block is that the view you want looks to run the risk of 'Overlooking your neighbours. This could stop you having windows or balconies that get the view. Difficult corner block design assistance 4Jan 15, 2014 3:29 pm Hmm thanks for that, none of the builders i've been in talks with have mentioned that yet! That's something to consider..there must be ways around this however as my neighbours overlook our backyard from their house? Difficult corner block design assistance 5Jan 15, 2014 3:35 pm 'Overlooking' only applies from raised areas and upper storeys of houses. Single storey houses can't be 'accused' of overlooking. Difficult corner block design assistance 6Jan 15, 2014 3:39 pm Our current neighbour has a massive 2 storey with windows overlooking our backyard so i'd say they qualify! We are in WA maybe it's different rules? Our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=70984 Re: Help! Difficult corner block design assistance 7Jan 15, 2014 3:44 pm Definitely worth looking at local councils development website re "rules" or going in to council and asking planning officers. Just because your neighbour overlooks does not means its allowed....unfortunately. Friends in SA just caught out with same issue bought block for views and not allowed balcony only allowed high narrow windows (forget their name) - so they will be able to see views at adult height but not their own backyard. Especially if you are buying with the views in mind. Other than that you should be able to fit a lovely house onto the block and if overlooking is not an issue - an upside down 2 storey is ideal and often used near the coast (ie living upstairs and bedrooms downstairs). Good luck exciting/nail biting times. Re: Help! Difficult corner block design assistance 8Jan 15, 2014 3:53 pm Bluesteel how would you position the house if overlooking etc was not an issue or you built a single storey, I just want to get an idea of where others who have built would position the house and the garage etc to maximise the use of the land?
