I have a fairly flat land with fill less than 300mm. I'm fairly happy with what is provided in their site costs. If u pick their designs and not modify it structurally and have fairly flat land then what they offer is actually pretty good. Like asset protection, re establishment surveys, rock blasting and removal are actually extras with other builders and the site cost can increase by as much as $5-$10k or more depending on where u are. Bushfire is unfortunately not something they can control so this may or not be an issue. Where abouts are u building? Same with wind speed. They allow for upto N2 but anything N3 is extra. Not sure what mine is yet since im in a new estate currently with no neighbours to my back as they haven't release the land yet! How much are they quoting by the way? And do u have easements? Are u building up to ur easements as well? The closer u are to easement the more expensive site cost is as well. Hope this makes some sense. . Good luck! Depending on your estate requirements it might also push up your prices as you have to compile with what they want you to have... eg ceiling heights might need to be higher then standard, minimum 300mm eaves etc just check with your land contract but Henley gave us a rough quote when we signed up and at the end it was slightly less then quoted. Electricity... make sure the developers have electricity running to your land otherwise Henley will charge you for generator hire (this was a provision cost on our tender... a bit surprise but nothing too bad...) Infrastructure levy to your council... talk to your developers cause Henley wont proceed until they know its been paid... 50/50 chance that the developers might pay for it. My developer originally said they wont paying so i paid but a couple days later they ended up paying so i ended up with a refund! Town planning permit you will need to seek advice with the council yourself as Henley wont do it... 6 star energy rating - we had to upgrade to achieve the 6 star rating required as part of our estate guidelines... this is based on your house you pick, whether or not you modified anything structurally, the siting of the house and land whether or not its facing north etc... this was not a hidden cost though it was originally on our initial quote as provisional but it turned out we need so whatever so long as it means better insulation of the house.. Add as much upgrades as you think you might like to consider when doing your colors (but make sure you have a back up incase it comes in too high for you then you can delete the "upgrades items" at tender review... Also go to as many Cosham info sessions or just to browse by yourself on the weekends and have a good understanding of the colors and items you want etc... write notes and take pictures!! Our final quote came in just under $5000 more then our initial quote so quite happy! We only upgraded the wall/floor tiles, the front door and our very expensive undermount sink!! I know we have waffle pod included but our soil came back a h1 or something but can't quiteremember... hopefully wont need anything but a waffle. If ure building close to easement ur site cost will be higher! I was originally quoted $14500 site cost for a single storey building fairly close to the easement.!! Our block is very flat, and they have just done holes to collect soil samples. we have 2m easement only at the back, which would be about 8m from the building. just wondering if there are any chances of fixed site cost to go down during tender? It ends up being a pseudo insurance policy for you, and a hedged bet for them.
