It also depends on the exact specifications of the home being built. For example we (at WH) have better insulation than a lot of builders so some cost is already included with us that you may have to pay for elsewhere. Then it's down to things like window location, thickness of glass as standard etc etc. You'll only know for sure once you have your design, your inclusions and your setbacks etc. I have been told that the house would have to have awning style windows for acoustics reasons too. Is the design, inclusions and setbacks given when you get the 'final' fixed price? Setbacks will be predetermined by either council, developer, or CDC so you'll know those beforehand, it's just they will determine the distance from the road etc and thus the acoustic levels required too. Thanks SiddoInOz. Can you confirm whether there could be 'extra costs' even after you get a 'fixed cost'? I'm pretty new to all this, i've only purchased a pre-existing home before. Just weighing up whether the small 300sqm block with house package is worth it, or whether i should try and secure a lot through the land office? Oh the thoughts... Can't wait to see how it all pans out with such a large display village being built too. Should we add an extra few months to the expected date? Considering there's Willowdale, OPT, the Hermitage, Gregory Hills and Harrington Grove all being under Camden Council as far as I'm aware. What others do will vary and I have heard horror stories but the only way to be sure is to check the contract and the inclusions in detail and ask all the questions you have to the prospective builder's. Regarding registration, the punctuality of the first release will be a good indication to future releases. Normally things are brought forward not back but recently many areas have been going the other way. So will alot of the blocks be brought already before its public release by certain builders? then if someone wants that particular block they obviously have to use that builder? If they do not sell the land within a certain time period then the block is released back to the developer and usually to the general public.
