Are builders buying blocks earlier then the public then who ever buys the block has to go with that particular builder?? Gregory Hills does that! Re: Building in Willowdale 7Jan 02, 2014 1:31 pm Hi Alonso, I avoided to give my personal comments on the selling process, I just shared the facts what I experienced as I was afraid to give impression that I'm an employee from developer/builder to push the sell and price. Unfortunately, I'm not from Stockland/Wisdom Homes, I don't know when next release will be. I did check with the sales consultant from Stockland about the land price and release timing since I concern about the locations and the price difference between each release, they wouldn't tell me neither. What they said were to ensure myself is registered and to keep eyes on email for any notices and information. I'm not sure about the arrangement between developer and builder, but I purchased home and land package, in which the builders own (or have a right on) a block of land where they sell it to me with a house of my choice. Since I don't know when each release would be, I checked with 'ALL' builders (which have the floor plan that suits us) whether they have home and land package available in Willowdale and offered them to contact me if they do. As I decided to live in Willowdale, as long as the land size and price meet our budget, we go for it regardless from builder or from Stockland. I hope it helps and good luck. My names David, me and my fiancé just put a deposit down for a block in the latest Emperors release in late November. Over the moon that we finally got in, seems like you need to jump through hoops to secure a block these days, especially with the price rises between each release. Managed to secure a 480sqm block. Now to wait until land registration and save hard until then. We've looked at wisdom homes and found a design we like, but thinking of going to a independent builder to draw up a different design where we can add/remove quite a few things and be more flexible with the build. For those wanting to know building time frames and registration dates I have been told from stockland they are looking at having the blocks registered this year between April and June most likely June. I was also advised by stockland that you must start building within 12 months of the block registration and then from that date you have a additional 12 months to finish building your house. The land does have salinity so that may add a few thousand to your build costs. Another tip those looking for house and land packages through realestate.com or domain.com also search for denham court as some companies have put their house and land packages for willowdale under denham court. We are waiting for the next release, I saw on your other post that u think it may be Feb 2014 ? blackenator, all the land has Salinity? so does that mean u have to upgrade your concrete slab to accommodate the extra salt? Anyone think they are worth it for an investment? or has there been any information on what sort of rental return Willowdale will achieve? I'm thinking about doing this, but i'm unsure whether paying $400,000-$455,000 for a small lot with an 18 sq house is worth it. Just after a little bit more advice and what price you think these lots should be. I've heard a lot of investors are buying into the estate, but i don't know how true that is. Would value decrease for such small lots, or are land release prices increasing each time? North Leppington is also expected to be developed with approximately 8000 dwellings in the future i think i read.
