Drum roll..... $27,879 We are virtually flat with 300mm fall over the entire block its a p class site. The Slab is either a h2 or p raft or rigid slab. We are in Laurimar. We are on fill and apparently require screw piles throughout. I think it's a bit overboard but I have requested copies off the the documents and enginering when they return so I can have a good look at them prior to our colour selections in jan. I'm questioning it as the house next door has a couple of piers at the back due to an Easement. I know each site is different but it can't vary to that extreem. Either CH are extreemly over engineering or the other builder has under engineered ??? I doubt that your costs will come close to what ours are, so much for thinking flat land was cheaper to build on! From what I gather, most other builders are probably under-engineering their slabs. It's about whether you want an attitude of "that's the minimum for us to pass building regulations without spending a cent more" or "let's engineer this slab to ensure it lasts the distance - regardless of drought/wet conditions and possibly some small thought given to those thankfully rare earthquakes that sometimes reach across Melb". My site costs are currently sitting at $23k pre-soil test, even though my block is like yours Dakota - almost flat with only 30cm variance (and I'm only 2 suburbs over from where you are). I know without a doubt that my soil report will come back P-class. Although I'd really like the end cost to be about $10k-$15k less, I have to hope that it will all be worth the extra cost! *hugs* So I hope it all ends up being worth it for you too! It looks as tho CH over engineer which is great as our houses will/should not have any problems with foundations in the future. Yes it will be worth it, I just want my house to start!!! I was exactly the same as you, knowing the fill issue I knew they would be high but was trying to be positive! So why is your block a P site? From my understanding, all sites that have fill are classified as a p site, however, you could have a h class slab etc etc. we have fill approx 1 to 2.5m over the site which has a level 1 compaction report but it's not highly compacted hence the screw piles. We are right near an old dam.
