For 1/4 acre blocks have a look at sales in the Logandale Estate near Riverlakes Golf Course. Most of the blocks in there are of that size. From memory the sales have generally been in the $550 - $650 mark. For 1/2 Acre blocks look at Gavin Way. Most houses fit the 4bed+, pool and shed etc. Sales have ranged between $650 - $780 in the last few years. I'm not aware of any that sold for over 800 but that is not to say it hasn't happened. In both these areas the houses are around the 20 year mark so a new property might be able to fetch more. I believe that the x shaped home was pitched by the agents as $800-$850 which was my main point that they have been consistently overpricing in the area. Having the actual sales stats as you clearly do is much more reliable.
