We have paid substantially more from the standard price for all the upgrades but overall we were pretty happy with the price. We got a lot of other quotes from other builders including all the upgrades and the volume builder was by far the cheapest. If it was easier to get a loan and the builder agreed I would have got them to build a shell or a standard house and then got my own tradies in to customise the interior. `This includes tiling in the bathroom. I would love one day to project manage a build myself with the help of a building inspector. But I am aware it would be a massive undertaking and now is not the right time (two young kids). I think now you can have almost anything supplied by Reece as far as bathrooms/taps go. Could be wrong, just he posts I have read lately. We will use all the kitchen carcasses and just put drawers into them. With the finish we want and the handles we want. As far as ensuite etc, again, we will use the carcass and build into that. We are getting stone with PD as it was part of a promotion otherwise I would have gotten laminate and ripped it off the carcasses and replaced after handover with stone. We are doing all floors after hand over, laundry after handover etc. we have a cabinet maker who is doing all the joinery for us. We were able to find tiles we were happy enough with too. Just a suggestion. Take the price of the house and divide it by the number of squares of your house. Our raw cost with PD is just on $8.5k and after carpets, curtains, fireplace, kitchen and other fit outs will be around $9.8k per square a custom build with a "good" level of finish will cost you around $11-12k per square. Plus time frames are always more "rubbery" with a custom build. volume builders have schedules and they meet them almost all of the time. This is the only way you can look at it and not go crazy, looking at individual pricing will drive you nuts, some will be up and some will be down. Package it up and look at it overall and then decide if you are prepared to spend on it overall. Otherwise you are just doing your own head in. Also take into account whether you are prepared to deal with the hassle of individual contractors post handover. It takes a lot of time and energy to get quotes and manage the trades - some people are more than happy to do that to save a bit of money. But I hate dealing with tradesmen- can't do the negotiating part or pull them up for poor work and my husband is too busy. It is a personal choice if the money you save is worth the trouble (and you may not save as much as you think). The other thing is the credit they give you back for items you take out never seems to be enough! I think they credit you with the cost price of materials but not their profit margin on it! Would it be worth taking your kitchen plans to a cabinetmaker to get a rough price?
