I have copied the relevant section for fencing below... 18. FENCING 18.1. OBJECTIVES To provide controls on fencing in accordance with Clause 37(2)(d) of the Camden LEP No. 47. 18.2. DEVELOPMENT CONTROLS • ‘Colorbond’ fences and gates are not permitted within Manooka Valley. • Timber paling, timber picket or horizontal board fences are recommended to enclose private open space within the hamlet lots. • Wire fencing is recommended within asset protection zones and fronting the electrical easement within urban edge lots. • Timber post and rail fences are preferred as front fences on gateway sites. Part G: Chapter 10 Camden Council Development Control Plan 2006 29 • Only open style fencing is to front public reserves. Figure 10 show the different types of fences as referred to in Clause 16 of this DCP. In the 2011 DCP the manooka valley fencing requirement were dropped. Actually the new provisions are silent on fencing i think...Make sure you've got the latest DCP revised in September 2013.... I've driven pass the estate a few times on the weekends and noticed some great progress. The homes will be up in no time I've been back to my builder and they've now included brick infills above garage, windows and doors at no extra cost. Helps to research and then speak up!!......thanks again for the great advice. We're in the process of getting our valuation for the block this week before exchange next week. The latest lots are still unregistered, but won't be long now....It seems all builders are really busy...so it won't look like getting our build up and running to next year...i guess a bit of time to get estimates for tiling, decking, fencing, driveway, light fittings etc etc Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 317Oct 28, 2013 12:43 pm Hi Abe Yes the Camden council web site has the new one http://www.camden.nsw.gov.au/page/camde ... rrent.html Building a Wisdom Impression 33 5 bed + study, outdoor leisure + lanai, Jasper colorbond roof Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 318Oct 28, 2013 1:28 pm hey thanks guys.... so glad to hear colorbond is fine.... we didnt want wooden fencing at all...so very happy to see the revised development plans.... in other news we are a week into our DA check... hoping to be out of it this week and move on to our final appointment....and maybe get a slab by christmas....fingers crossed anyways we also got a letter from council stating our land had been re-valued (since the last council notification a month ago) and the quarterly council rate when from $300 to $400 a quarter.....but the valuation was like 45k less than what we paid for it....has anybody got the land valuation from council?? at the moment i dont know whether its a good thing or a bad thing... if it were valued higher we would pay more rates....so i havent questioned it.... I drove past at 2:45 and our back fence was gone?? not sure if that meant a delivery was about to happen. I couldn't see from Turner rd if you slab was done or not.
