Thanks for sharing - can I ask what the intent is for the "recess" area behind the kitchen? And Bed 4 definitely looks like the place to be outside of the master bedroom Demo + Build in Rivervale, Western Australia Moved in June 2014 http://rivervale.tumblr.com/ Building Thread Re: 101 Residential build- Burns Beach 7Oct 18, 2013 6:59 am Great plan! Looks really different from the norm (which I like) - looking forward to watching this build Thread: viewtopic.php?f=31&t=66299 Slab: 16/6/14 Frame: 4/7/14 Roof: 22/7/14 Lock Up: 20/8/14 Fixing: 26/8/14 PCI: 9/10/14 Handover: 20/10/14 Re: 101 Residential build- Burns Beach 8Oct 18, 2013 8:52 am Thanks everyone You're right zaxon the design is based on my crazy idea of fitting a home with a 4 car garage onto a cottage block . It's not really based on any 101 design except the top floor is the Aribica. Normally not a fan of cottage lots but this one won me over as it's larger than usual and also has no neighbours to one side as it's on the end of a culdesac. The recess behind the kitchen hmmm it was a bit of a dead area in the design but I'm thinking of a built in cupboard there to house a printer ,phone and BobII router with a winerack overhead. Just need to figure out if I get some smart wiring in or just provide conduits. Smartwiring is good but just seems so overpriced as really once your in you rarely need to change anything. 101 Residential in Burns Beach viewtopic.php?f=31&t=67711 Shire Approval 31.12.13 Slab Down 15.02.14 Moved in 14.10.14 Re: 101 Residential build- Burns Beach 9Oct 18, 2013 9:02 am Oh and the ensuite on that plan is in a bit of a transition at the moment as we changed the elevation and it affected the WC placement which will now move up next to the shower. I'll post a updated pic later. What is the best way to post a pic? I copied my .pdf into a jpeg then put into photobucket but it seems a bit grainy 101 Residential in Burns Beach viewtopic.php?f=31&t=67711 Shire Approval 31.12.13 Slab Down 15.02.14 Moved in 14.10.14 Re: 101 Residential build- Burns Beach 12Oct 18, 2013 11:51 am Posting to follow this wowser of a build. 4 car garage, living the dream Redink Homes in Banksia Grove Handover 13/02/14 https://forum.homeone.com.au/viewtopic.php?f=31&t=65768&p=1068366#p1068366 Re: 101 Residential build- Burns Beach 13Oct 22, 2013 5:09 pm Wow looks great! Been a pain getting 6 star compliance on a cottge block with the garage facing north but that is done now and we're awaiting a building license. Hopefully slab down early next year 101 Residential in Burns Beach viewtopic.php?f=31&t=67711 Shire Approval 31.12.13 Slab Down 15.02.14 Moved in 14.10.14 Re: 101 Residential build- Burns Beach Updated plan 18Dec 15, 2013 8:13 pm my block has a great aspect so my energy rating was 7.5. i got an r code variation to move my blick forward to maximise my back yard which is on west side of block. hope all goes well for the build Re: 101 Residential build- Burns Beach Updated plan 20Dec 15, 2013 9:01 pm The courtyard will be visible from the entry plus the dining room has a low window so you can't see from the dining into the bedroom directly. My rating came back at 4.7 so we had to use smart glass plus cavity insulation 101 Residential in Burns Beach viewtopic.php?f=31&t=67711 Shire Approval 31.12.13 Slab Down 15.02.14 Moved in 14.10.14 1 4622 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17198 thank you! do we need to get this or our builder before we commence new build on the block? 2 10261 |
