It's single storey so can't help with double storey build time, but to give an idea of our time frame, slab was poured 1st week August, we are hoping for handover mid next month! Communication is pretty good, we would almost always get a response within the day. They are also pretty proactive about raising issues, rather than waiting for us to question something. One thing to beware of, though: 'fixed' site costs have a lot of exclusions, we thought our costs were fixed right up front, they stayed the same through tender and contract signing, then engineering came back and we were up for additional costs! Partly our fault for not reading/understanding the fine print, but it is misleading of them to say costs are fixed... Good luck with your build, and happy to answer any other questions! Similar question for appliances, can anyone shed some light if they got the credit back for skipping some appliances with UEH? Re: Urban Edge Homes - Melbourne 8Oct 29, 2013 8:02 pm My experience is don't expect much in the way of credit for 'standard' inclusions that you decide you don't want. In terms of windows we upgraded to double glazing for most of them and I thought that was reasonably priced (not sure about feature windows though) but I know to upgrade the oven and bath, for example, they were really overpriced (ie we seemed to be paying full price for the upgrade with very little credit given for standard items), so I doubt you'd get much back if you decided to not include a standard appliance - but I could be wrong! Re: Urban Edge Homes - Melbourne 9Oct 30, 2013 10:37 am Hi captainb, I think thats what will happen, we are at sales consultant stage and I am adding some windows and changed master bedroom layout, I am hoping they consider some credits based on replacements of existing windows. We have already worked with Big M upto prelim contract. We thought many things which may not work with their design which is why now with UEH. So with them, they assigned a coordinator after sales stage and she kind of worked with us on design draft / tiles selction / everything else. I asked Sales that if I want to make changes to the windows and stuff after this is there any chance? or is it redrafting he did not give a clear answer. What was the process with you? Appreciate you are sharing your experiences, its helping a lot. Lastly, where were you building and which design? Thanks Re: Urban Edge Homes - Melbourne 10Oct 30, 2013 1:39 pm For us the sales consultants put together the changes we were after and went to drafting to get costs and actual drawings done, and we only made fairly minor changes after that, but we were told that we could make changes right up to the contract signing (so you can make changes up to tender appointment and beyond, right up til actual contract signing). We did make some additional changes at the tender appointment itself (position of window, adding double glazing, adding a door etc) without any problems. For things like adding some windows and then deleting other windows, it should work out as an equivalent cost (ie it's really just 'moving' a window, in effect)... We are building a somewhat modified version of the Solander, and are building in the Macedon Ranges. What design are you thinking about? They tell untruths and string you along in the hope you will change your mind, in the meantime costing you time and money with their unfair tactics. We asked three simple up front questions and they didn’t answer one of them honestly. The first question we asked was would they build with hydronic in-slab heating. After confirming on several occasions that that was fine, five and half months later they finally confessed that they couldn’t build our house with in slab hydronic heating. But they strung us along all that time in the hope we would change our minds about what we wanted in our house!. They are dishonest and manipulative, taking them four and a half months to confess that they couldn’t build our house in full brick veneer. That was the second upfront question we asked them that they again confirmed that they could do. The third question we asked was whether they were stuck on their designs or would work with us to meet our needs and desires. Again they promised the world and then came the limitations – and the extra fees for everything we wanted changed including double charging for items already quoted and changing their quoted price on several occasions. They stuffed us around for almost six months, and had the gall to complain when we didn’t take the news well. Don’t commit your hard earned money until you have everything fully quoted in writing – and even then – it’s not enough as they changed their position after we had it in writing, so just don’t trust them. The Jones’ (yes you know who we are and we will keep on writing to warn others of your unethical behaviour so get used to it UrbanEdge) Im Glad i pulled out of building with UE at the quote stage after reading this, I actually got the vibe from them during the sales process that they weren't the most honest company, I couldnt get straight answers out of them, and for somethings i was asking for, i was getting told "Just be friendly to your SS and he will get it done for you"... Not the most professional response. Also noticed their prices to be pretty expensive and the Above and beyond wasnt all that flash anyway. Really happy with the build quality, communication throughout was very good, and house was handed over on time. We've built before (with M3tricon) so we did have something to compare it with, and while not everything went perfectly, overall we were very happy with UE. Obviously some people have had different experiences, but I'm a bit surprised at Unhappy Jan's experience, we'd asked UE if they could do a couple of things and they told us straight out that they couldn't do them, and they were more than happy to make a lot of changes to their designs and most of it seemed reasonably priced (a few things were certainly overpriced and they did only provide minimal credit for cutting stuff out, which was annoying).
