The slab and frame were inspected by builder own independent inspector. Through my research I have found following inspectors in Melbourne:- Inspect Direct $ 440 for each inspection( if multiple inspections) New Home Inspections pre plaster $495 Pre Handover Inspection $ 550 Eagle Group 300 For each stage Final Inspect $ 795 for each stage Jim Building Inspection pre plaster $350 Pre handover Inspections $ 400 Building Watchdog $ 660 for each stage Houspect pre plaster $418 Pre handover Inspections $ 595 Urban Property Lock-up/Pre-Plaster - $520.00 Final Handover - $550.00 Can anyone share their experience with them? Even though I had provided all the info they requested and had followed them with emails and phone calls.... Their inspector even had the audacity to blame me! Really frustrating that it's something we can't go back and do now after we'd specifically told them that the base stage was very important to us as we were questioning the slab.... Urban Property I believe is one of their companies so I would suggest you stay away from them. We have since spoken to David @ Building Watchdog and he seems to know his stuff. We are starting a build very soon and would like to have an independent building inspector for most, if not all, stages of the build (im talking about pre slab, frame, pre plaster, water proofing and pre handover). our build will be in Bentleigh (inner south east suburbs). There are quite a few different inspection companies and I am struggling to find feedback (good or bad) about any of them. New Home Inspections (http://www.newhomeinspections.com.au/index.html) look to be okay judging from their website and service descriptions. However I called them yesterday and left a message and haven't got a reply yet. fingerscrossed1 what was the name of the company that you had chosen? please name and shame so others can stay away from them. SunnyDays how is your search going? that is a helpful list of companies & prices that you have made, thank you for the effort. Can anyone recommend an organized/trustworthy Inspection company that they have dealt with in melbourne? Re: Building Inspections(Melbourne) 11Mar 05, 2014 11:22 am Well i'm using urban property inspections and they have been great so far! proactive and he managed to do my pre-slab in very short notice and he had to go twice cause they won't quite ready for him but didn't charge me extra for the second trip and just did our frame inspection. Reports probably not as detailed but then again if its too detail i'd probably struggle to clearly understand it. Calls me up to let me know when he is going to do the inspection and then again once the report is done and we had a chat, nice guy easy going. its $535 for all 5 stages. Go for quality or findings and methodology of used to determine defects. Experience is also integral. Ask for a sample report of another customers inspection. I would personally avoid anything with "Jim's" branding that isn't a simple lawn mow or dog wash. I appreciate that there has been good feedback for some "Jim's" businesses and their home inspections, but this is a franchised business. You simply cannot rely on consistency of experience across different franchisees. I would expect that the Jim's brand home inspections would be working from a checklist which all items will be checked, but each reviewers understanding of what would constitute a breach or issue would vary based on that persons prior experience. I suspect that some of these might just be "tick a box" exercises unless something serious jumps out. Buying a franchise for performing home inspections seems a little suspect to me if you have the requisite skills to do the job. Quote below and they offer 315$ discount at the final inspection if all stages are booked. Base Stage - $450.00 Frame Stage - $525.00 Lock-up/Pre-Plaster - $525.00 Fixing Stage - $525.00 Final Handover - $575.00 Urban Property Inspections have the same offer and have the same initial contact person. Only difference is SPI offered a sample report without even asking for one. We've also contacted Building Expert (they have a very informative blog and active homeone forum member as I observed), offers 4 stages for 600$ each, if in case you want additional stage (fixing/waterproofing) you have to pay another 600$. Budget Reports offers the same 4 stages, 600$ each but gives 50$ discount per stage if all stages are booked and total amount is pre-paid thru credit card. We had two building inspectors - one did the final and one did the post-final. Only the latter found the real problems and by then the builder was happy to play cat and mouse with us. As the builder told us, after our first building inspector failed to notice the most significant issues, "You don't need any qualifications to set yourself up as a building inspector"! They can check your frames at pre-plaster. Coordinate with your builder and it will go smooth!
