Browse Forums Building A New House Re: The CARLISLE HOMES & SPECTRA General Information Thread 4223Oct 08, 2013 4:05 pm TashPaul Hi everyone, just been reading through the thread and thought it wouldn't be a bad idea to join up; I'm sure everyone's experiences and assistance will be invaluable. My husband and I have recently deposited on land (Chirnside Park) and have paid the first $1,000.00 on the Carlisle Randwick 26. We looked through a heap of floor plans online to assist us in choosing which block to buy (size, width etc) and it became obvious that we knew exactly what we wanted when only 6 floorplans appealed to us (and we looked at every builder!). We then narrowed it down to 4 floorplans and then we went and looked at the 4 display houses. The Randwick 26 isn't on display but the 29 is and they are basically the same, the 26 will be just a tad smaller overall. We looked at the Randwick first and I am glad we did as we then compared everything after that to it and for us the floorplan 'won'. We have another appointment this Saturday with the SC at the display home as we have already told her some extras/changes we want so she sent off to get these priced. Will be interesting to see the price, though of course that will change as we do colour selection etc. My husband had a call from Spectra already but we have put that off for a few weeks. We have an idea about what we want in terms of colour scheme so hopefully it won't be too confusing. The whole building thing is a bit unnerving but our block won't Title until May 2014 so we have time to muddle through without rushing (hopefully). I went and had a walk through at Spectra before we paid the $1,000.00 just to see what options there would be. We are going to try to stick to Category 1 where possible (fingers crossed) but I do tend to always like the more expensive options!! Looking forward to 'working' with you all and following your builds. Another Chirnside Park person here! I am assuming you are in the Cloverlea estate too? We are in stage 1 so are hoping for a Jan/Feb title (after being pushed back from Sep this year). We put our initial Carlisle Deposit down in May this year, and are looking at starting the build in March/April 2014, so have put off Spectra since then, and will probably start doing all that in November/December. Carlisle have been really accommodating with all of this, especially as I am only finishing uni this year so don't start my full time grad job until Feb (and won't have the full loan approval until I start.) I found the Spectra "Sneak Peek" nights were great as they gave a good cost of the upgrades and cost, and my SC has been great in costing a lot of things into our sales quote. I'm hoping to keep all my upgrades outside of the Sales Quote to under $3500 (The $3000 voucher from the promo and $500 for using Loan Studio), so hopefully it can be done! Re: The CARLISLE HOMES & SPECTRA General Information Thread 4224Oct 09, 2013 7:05 am Hi bt91, yep in Cloverlea, stage 2D, which is still selling. The blocks on either side of us are sold though, it is a bit scary not knowing who your neighbours will be! (We currently have some annoying neighbours that I will be happy to leave behind). We have been to Spectra to have a look but not to one of their Sneak Peek nights as yet. I have a feeling that we are going to want to upgrade almost everything, bit worried about the final cost lol. Do you know why the Titling on Stage 1 was pushed back? They are saying May 2014 for our stage, and we were hoping to start building by August 2014. Hopefully we won't get the delays you have experienced. It will be good to follow your progress as we will hopefully be running just a tad behind you. What size is your block and did you have a fall on it? What size is your block and did you have a fall on it? As far as I am aware the earthworks were delayed due to rain etc. I'd imagine this wouldn't be as much of an issue throughout the later stages as they are both smaller stages and don't have the massive rain garden/stormwater lake area to deal with. We only got a 400m2 block - the total fall over the site is about 25cm with no retaining walls, so we managed to do pretty well with that. Re: The CARLISLE HOMES & SPECTRA General Information Thread 4226Oct 09, 2013 2:52 pm Thanks for that bt91, it is all a bit of a learning experience, isn't it? Our block has a 2m fall on it, we were lucky that Carlisle agreed to build on it!! Which house design are you building? Signed all our sales paperwork today so it all starts now! Re: The CARLISLE HOMES & SPECTRA General Information Thread 4228Oct 09, 2013 8:23 pm Hi, We are really keen on the 29 Ascot MK2 as it fits our block really well and allows us room to extend the garage and alfresco area without losing to much space, the only thing we don't like is the size of the master bedroom on the 29 compared to the 33, the sales guy told us that Carlisle will not change the facade to allow us to make the bedroom larger by moving the entry towards the garage by the 1m as we would like. Does anybody know if Carlisle will allow us to have a custom facade that would then allow us to move the entry as we wish to allow the master bedroom to be made larger? Thanks Kenneth Re: The CARLISLE HOMES & SPECTRA General Information Thread 4229Oct 10, 2013 5:53 pm kkeeley Does anybody know if Carlisle will allow us to have a custom facade that would then allow us to move the entry as we wish to allow the master bedroom to be made larger? Mass Builder like Carlisle, Metricon, etc. most of the time will not alter external structural changes (unless it is a developer / council requirement). Even if they allow you, the cost will be ridiculously unjustified. They may be able to make some minor structural changes inside the house and I think that is as far as you can go. But do ask, you will never know otherwise Re: The CARLISLE HOMES & SPECTRA General Information Thread 4230Oct 11, 2013 2:40 pm Very excited about how fast our build is going!!!! I was so disappointed with how long our paperwork took, we signed our tender papers mid June, but nothing had happened to our land as of the start of September... I was starting to worry we wouldn't be in by christmas... But it's flying along!!! Any ideas if they would let us put the master bedroom, entry and garage of the 33 onto the front of the 29, we where going to get the garage widen anyway as we have a 16m block. I did a quick sketch and I think it would be possible and it would give us what we want although the garage would then be the standard size not that bit larger liked I had hope, but I could live with that. So impressed that so much good stuff is Cat1 or Cat1a. We felt that way too - however some items need to be explained by a Carlisle rep. There is plenty of tempting things outside of cat1 however! What house are you building and what range is it from? Gday Jason, We're currently looking at the double storeys from the T-Range but really depends on the surveying results. I think the sort of things we'll need to upgrade are the shower heads, doors, cornices, toilets, etc. But we're happy with the majors like tiles (need to consider the laminate flooring) and most likely just 'live with' the nylon CAT 1 carpet.....it's not too bad really. Just standard mortar - it came out great in our view. The pictures on the blog are after it has dried and been pressure washed. We are really happy with the choice and apparently its a very popular cat1 brick (previously was higher category but reduced according to what we were told - we were just happy that it wasn't out of stock) Carlisle Homes ~ Winslow 33 http://jm-winslow33.blogspot.com.au/ 04/7 - Site cut 22/8 - Base 28/8 - Frame 02/9 - Roof 15/9 Plumbing & Electrical 7/10 - Lockup November - Complete Re: The CARLISLE HOMES & SPECTRA General Information Thread 4237Oct 13, 2013 8:30 pm Mumtomonkeys Also xjohnno, I can't see truffle bricks in the booklet, what cat are they? And if they are a upgrade, what cat do they fall in and how much? Hi there, we're actually building with Henley and have also gone with Austral Truffe. Not sure about Carlisle but truffe was a Cat 3 upgrade for us. Hope that helps! Hopefully we can build on the fenceline with the garage. Yep, have heard a few people upgrade their underlay so will be taking this on. For the tiled/floorboard areas, I'm starting to like this tile that has a floor board pattern. Will be colder in winter but will be more durable? Hi There, We built the Baltimore with CH about 6 months ago (completed that is) and we would recommend possible to go for the Manhattan (love the Baltimore but on hindsight should have paid a bit for $ for the Manhattan as it was a better fit really). I think the Manhattan may be the best value for money and layout of all the T-Range (or even Affinity Range) designs! 1. Has a toilet with a window upstairs. 2. Powder Room downstairs can be had with a shower and window. Regards, Judder. 0 4986 We are at the stage on our build in Kilcoy, Queensland where we need to get our fencing installed but we cant get any contact details for our neighbours to give them… 0 6165 You should check your detail drawings, it may show downpipe within brick pier. 14 14120 |
