We are building in Ballarat as well and originally were building the PD Waldorf until our site cost came in at 40K. Just out of sheer luck we stumbled upon a Simonds design we liked and the rest is history. Our site cost are only 20K and even though the base price of the house started at around $15K more than the Waldorf with all of the extra's we have added it STILL has not reached the price of the PD at just at the tender stage. And this is with pretty much every upgrade known to man and some we made up. Decorate your home. It gives the illusion that your life is more interesting than it really is. The worst thing is that we were told "We dont build with less than a H2 in the west" even though we have a soil report done through DFH 6 months ago stating we only need H1. We are sending the existing soil report back to them to dispute and at this stage have held off on signing or paying the 3%. We love the Dunes unfortunately, and I dont think any other plan could even come a close second. Their inclusions and upgrades are terrible though. being restricted by colours rather than by quality for each category. It's a joke. Thing I realized later about PD is that up in the West they have a very small foothold. They also have very little experience. They told us that our land was rocky... it wasn't, they advised the slope was abnormal.... it wasn't. I would still have a look around before you paid your 3 percent and you are locked in. Home building is like learning to walk. its a progression. I took what I learned with PD and applied it to Simonds and said ok i will not tolerate this or this. Don't get me started on upgrades.... what originally turned me off about them was my gallery visit. The selections are small and they seem to think their standard it luxurious. With Simonds their view point is... if their suppliers supply it I can have it if I'm willing to pay for it. Out side of their floor plan there is not a single inch of our house we haven't changed and they helped us do it. I asked for a provincial kitchen from PD..... it was like asking for teeth to be pulled on the spot. Simonds were like..... look we don't do them often but..... our suppliers is farmers.... let me get a consultant in for you. Decorate your home. Reece are now supplying plumbing instead of Tradelink, so the PD quality of sinks, mixers, bath etc has improved dramatically. Meaning, a few less things to upgrade! Reece is so much better than Tradelink so that is a plus. Our budget is large but not infinite. What we choose to do is focus heavily on things that can not be changed later. As long as you love the layout then that is the most important closely followed by... the facade, tiles and the kitchen. I sometimes wonder if we will be happy as well. Our colours appointment is still ongoing with the nit picking but i'm hoping I am happy in the end. What estate are you in? I am surprised there are so few people in Ballarat on homeone. The amount of building going on out there is astounding. Although I'm not surprised the exodus is happening. We are up in yorkdale, so a bit further out, but more room to move and larger blocks than lucas (still only a standard suburban size though at 640m2). We have lived in Ballarat for many years now and love it here - Hopefully you do too . The schools dont bother us though as our children have 4 legs instead of two hahah. We have lived in Ballarat for many years now and love it here - Hopefully you do too . The schools dont bother us though as our children have 4 legs instead of two hahah. It was fairly pricey but as I want to start a family day care a great deal of the upgrades I will be writing off for tax purposes. Such as the safety glass being Grade A. So its not too bad. I think I will love ballarat. My original plan was daylesford. I love it there and being in a same sex marriage felt it would be best for our children to be in a place accepting of it however I fell in love with ballarat as well and the people there are so nice. We have had no issues at all despite what we have heard about regional victoria. So when the block came up I thought why not. Its close enough to Daylesford but with access to the city closer. My wife is a head chef at a restaurant near flemington race course so we can do the commute together for a time. but neither of us want to keep up with that too long. The point of the move was to begin to streamline our lives so less of it is spent at work and more time is free to be with our kids ( mind you we have none yet but we are getting ready for them ) We don't know many same sex couples we hope to meet some though. For the last few years everything has been work, renovating investment properties and immigration. So we haven't really had time to go out a socialize. So sorry for the super delayed response bella! With the BAL, Ive quoted all BAL related items such as roof sarking and whirly bird for the colorbond. But our BAL amount is really only $3000. I couldn't imagine commuting that far.... Living in Ballarat means My husband and I are spoiled and arrive at work within 10 minutes in the morning. After driving down to Port Melbourne for colour selections starting at 9am this week, I DEFINATELY couldn't.... I guess we are just spoiled.... But hey, being married to a chef is a nice bonus..
