Funny thing is, we have seen the display home twice but haven't gone through it with our SC. We've asked for an extension to the width of the garage which is part of our Sales Quotation. But quick question to everyone, I was assuming that changes I would like to make to the interior, eg. extending walls, reducing walls (as long as not load bearing) is done and priced when we get our plans done? Should be as simple as asking them to walk through and they will also tell you what is an upgrade/standard and any variations to the 2013 product offering (display home inclusions/features can change slightly per year we found out). SC can give you a rough pricing, but it is only a guide/assist with general budgeting. At further stages, such as tender you will get specific pricing (ask at Color selection with your wishlist and they will have it priced at tender - reject/accept as you want . Estimates applies to site costs as well (Check any relevant covenants yourself too!). When we asked for the Garage to be made 1m wider, Carlisle stated atleast 5k+. (we rejected it as too much and it may have made our house to close to the boundary anyway) Depends what you want to do with extending walls, it can be $400-600+ to extend a walls and put doors in (i.e. close in an open plan lounge). It depends on materials and structural changes they make - inclusive of repositioning windows if needed (efficiency of the home we were told which restricts some changes - 6 star has to be met). Not sure for removing walls, but their would be a cost for drawing/moving items if they are affected. We closed in two rooms of our house (like open plan, but to add flexibility), and to make it our home, not a stock standard template in every aspect. Added double doors to the rumpus and lounge, price was in the above range. We also extended (moved the wall) the lounge by 80cm, cost was fairly minimal, around $150. Your advice and comments puts my mind at ease. we're also thinking about putting in either doors and/or closing the gap for the rumpus room. Even though I've paid the deposit and initialled the Sales Quotation, I've asked the SC for a walkthrough of the display home even though we already have a good idea of the exclusions. Mine got blown off this week but none of my neighbours had this issue. When I contacted the builder and installer, they both blame it on the strong winds. I was thinking it was originally not fixed to the roof properly. Please let me know if any of you are having or had a similar issue like this. Thanks heaps. At $144 a pop, I hope they'd be top notch. I spoke to my electrician and he said the hardware is only $35-$40......but since we're building a double storey, we're really restricted to going with CH for the ground floor. We only paid our deposit one week ago so I guess our specific electrical plans are a little while away but it's great that someone who does the electrical is on this forum too....and building! It would be great if you could look at the lighting.......... Thanks also regarding the brand info.......is it only L&O technologies that is contracted by Carlisle to do electrical in Melbourne and therefore the LED brand and spec is the same for all? Just state whether there halogens or LEDs or batten holders and the rough amount of lumens you require per room etc.
L&O technologies use telbix brand which is a well known brand and high on there quality. As LEDs are still a technolgy for improvement, the average 8w led produces equivalent to a 30w halogen at a 55degree beam angle, where as a standard 50w halogen is a 60degree beam angle. The closest and equivalent lighting to a halogen is a approx a 15w led however as the wattage is higher so are the heat specs and this causes a lower life expectancy of the led, hence why telbix are yet to produce these and only the 8w is available as telbix want to be known as a reliable product. LEDs produce approx a 85% cri color spectrum which is much greater then the halogen which is approx 60%. Hence the LEDs will produce a much accurate light color. The advantage with the telbix brand that L&O uses is that there adaptable, using a gu10 fitting means if the lamp ever needs replacing a electrician isnt require and can be DIY. Another advantage with the telbix range is they don't use a driver, as the lamp uses 230v. So In otherwords a user can easily replace the lamp with any other gu10 led or halogen. The telbix recommend a 8w max led but I believe this can be much higher as LEDs don't produce anywhere near the heat that halogens produced and if you email telbix for there permission to put 15w LEDs (obviously another brand as telbix don't make 15w LEDs) then you will be backed by warranty as you have permission from the source. I understand carlisle homes charges a price for these LEDs but take into consideration that this also protects the customer from malfunctions and any damages by the Carlisle warranty. L&O technologies have used a number of led brands and have found the telbix range to be the most reliable with hardly any recalls or malfunctions compared to other brands. At the end of the day it's up to the customer whether they think that price is viable and worth the expense for a reliable product. My advise to u is that don't expect the same amount of light from any LEDs compared to halogens if you expect to make a savings on energy costs. Hence why LEDs are still a technology that is getting improved on. Good luck with your choices and all the best with your builds. As a customer myself, u have made the right choice to choose such a quality builder and I assure you, u won't regret choosing Carlisle once the build is complete. You've definitely given me food for thought regarding the lighting. I may be still tempted to stick with halogens but I'll see what you think. Having LEDs at mains voltage does sound like it gives the most flexibility though. Best of luck with your build too. Produces a 55degree beam angle with approx lumens of 500. Hi Wirepower, This is a very good info!! I have ask multiple people in Carlisle Homes and no one can answer this. I have a question if you don't mind, I have put combination of LED and normal batten in multiple area of my house (plan in the blog), considering the batten comes in as standard. How easy it is to convert those battens to an LED / pendant / oyster in the future? do I need a sparky to do it for me? There are few minor errors. We are thinking of adding extra cupboards in the Laundry. Does any one know whether we can do this at the contract appointment or is it too late..... Can only speculate, but I believe it would depend if they need to do much change to the structure (most likely not for a few cupboards), if there is space and if they will actually do extra/extending. We wanted cabinetry (effectively small half height double door cupboards) added to the hallway (nice wide hallway), however we were told that Carlisle won't do extra cabinetry/cupboards, however, another person who built with Carlisle said they got extra cabinetry work done without issue. You can only ask and the contract person will let you know - they will also go cost/inquire things while you sign the mountain of pages. Small changes such as electrical were no issue and fixing errors they had made in the document from our experience. Anything they can't work out on the day will go on another list to be followed up. We signed our contract & everything went off really well.Our CLE was really accommodative of all our changes. We had about 10 changes altogether. Some that we requested were sliding door in master bedroom in leu of the window, change of sink position in butlers pantry, broom cabinet to laundry, timber entertainment doors, double railing to all rooms and few electrical changes. We were able to get all changes approved! So happy with Carlisle homes!!!!
