Design and site orientation. In the design we were looking for study, guest bed option, rumpus, dining next to kitchen, alfresco, a u shaped staircase and upstairs the master separated from the kids bedrooms (like mummadj). Mind you we had to compromise on the WIR in the master being a bit on the small side. I have seen a design where someone added a second WIR but unfortunately did not think of this until too late. There were a few houses that met this but what really made our decision easier was site orientation. We needed the garage on the left and wanted all main living areas north facing to get as much natural light in as possible. One of the bedroom windows was west facing so we moved it to be south facing to avoid the harsh west afternoon sun. We also put in doors in the hallway after the stairs to zone our heating. Once we considered this we were left with 2 options one was PD and the other with another builder. When we walked through the Chadwick we knew it was the right house for us.
