Do they provide invoices showing rock removal cost? How do we know how much it cost for them and whether there were rocks or not?
Please advise.. thanks
Have you got it in writing that you will get a credit back if no/little is found? Carlisle is pretty good to holding to their word, but nothing beats in writing from a person handling that stage/process.
We were told verbally that our site (temporary) fencing costs would be reduced if there was more fencing between the survey date and construction. I have brought this up with our admin person who said they don't normally (for this specific items), but had escalated it to a manager as it had been promised at multiple meetings.
Site costs with Carlisle are particularly high (read through the thread/compared to other builders) - so it's something you very much want to be on top of - even flat land attracts 10k+ site costs, compared to some other builders. (Don't know why, possibly just to average out win/loss on fixed site costs and ensure things are sustainable?)
I hope you can get a credit back and will help offset some of the extras/upgrades.
Hi Jason,
Thanks for the feedback. Yes I had "13k rock removal allowance and credit will return to customer if no or less rock" in my sales quote and sales guy explained me this very clearly as I explained in my prev. post. However this wasn't included in my tender or contract and CLE said it's not the case. So I insisted and they later accepted it and now included in my contract. However CLE mentioned that credit (if any) will be returned near completion stage as there can be rock removal happening even after the slab (electricians, plumbing). This is very surprised to me as I never heard about this before. Anyway CLE also told they will provide me invoices from removal company so that I can see exact cost involved. My site cost is 21k (including 13k rock removal and everything else) soil report says land is relatively flat.
I might pay few visits during the preparation, excavation, slab time to check this out.
