There were 3 issues council told me about: 1) our setback was 4.5m from the curb but should be 5.5m in line with our existing neighbours- no big deal really to push back a metre, eden brae knew about it but were trying to fight it....problem is the existing house on the road is setback 5.5m so to keep to all consistent, 5.5m setback is what they want... fair enough 2) we need a hi lite window for our upstairs family room- no big deal to change im guessing... 3) our existing neighbours complained during the notification process about our 2 storey house blocking their shade im guessing...but our shade diagram that eden brae lodged, shows it only affects their lot partially in the morning and from noon on wards they have full sun.... the other frustrating thing is, our house is 7m from their fence to the our single storey garage (which is a triple garage), so our 2 storey part of the house is more than 10m away from their fence line (and its there garage on that fence side). Im annoyed mainly because friends building 2 storey houses didnt have these issues and were within 3m of their neighbours house. So now council want a shade plan with the neighbours lot to see how it affects them. So we may have to get a surveyor out and this could take up to a week to get the report back and then to make changes and send back to council.... so annoyed....i just want a slab or something i can go look at it on site to see some progress...every delay annoys me more and more and we also gave up our house at narellan vale to rent it out for a while (to decide if we can afford to keep it or sell it later) and moved in with my in laws to try and save some cash (which is getting harder)...so far so good...but i only wanted to live here for the minimum build time (to not overstay our welcome and have our won space)...but with all the added delays we may be living here for ALOT longer than we had planned...... will try to make the next manooka valley meeting.....i work shift work so cant always make weekends... rant over for now candice Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 206Sep 13, 2013 10:15 pm Oh Candice sounds like a big headache. I hope your new neighbours don't cause any more worries and that your plans can get approved as soon as possible. We had to add a cover to our AC unit as it was too close to the neighbours fence and due to sound regulations etc council said if we didn't do something about it we will have time restriction for when we can use our AC. Even after paying the extra $300 for the cover the fine print stated that it may still not meet the requirements or something like that. We could have it moved to the back of the house but then it interferes with our outdoor leisure area. Plus as we are a corner block it was not recommended that we move it to the other side of our house. Which i feel is silly as it will only face our fence and we have no other houses on that side and it would be 3.8 m from the fence. That has been our only thing we had to change. We did notice on the council info that we have to have plain council cross over on our driveways too. Which I hoped we could have had matching the rest of the driveway. Candice what is a hi lite window? If you don't mind me asking? Was this something else council made you add? Wisdom where really good to us and explained way back in our planing stage that our house would most likely need and extra window on our study. Plus that it was good that we had added feature windows up stairs that faced the road as that added more of a feature to the side of our house that faced the road. As Camden council do not like and do not approve large flat sides of corner houses. There was some clause that stated how many meters of wall could be blank and details reg pillars etc I'm guessing is your upstairs family room on the side of your house ? It depends how busy they get. If you are fully compliant you might want to try the CDC route, this will probably only take 2 weeks and the price is virtually the same as council. Let us know when you are able to visit the land and we'll see if we can meet up too, most of us are fairly local who are building ![]() Paul Thanks Paul - We are fully compliant as per our plans ! There was some clause that stated how many meters of wall could be blank and details reg pillars etc I'm guessing is your upstairs family room on the side of your house ? hey chapo... i hope we dont have any more issues either....a hi lite (or maybe its high light? not sure how you spell it) is just a window set higher up on the wall and small in height (so not a big like the standard window)... i heard from a friend who had to have some hi lites windows too, they were told its about restricting the amount of sun light into certain parts of the house to reduce the need for cooling systems or something...ours is on the 1st floor living room and will be facing westish...so im guessing its to reduce direct afternoon sun to the room.. and council have asked for this window to be added....the display houe at oran park has the hi lite window im pretty sure too...so eden brae should have known.... as for your corner block side wall.... eden brae added pillars to our dead side of the house to not have a straight wall from front to the back on our initial plans... but they thought our block was a corner block when they did this...so we contacted council and they said we dont have any special side facades to our house like a corner block do..so that saved us 3k for some brick pillars we didnt even need.... as for the air con... cant believe you cant put it on the corner block side....it wont affect anyone on that side of the house... we had ours moved to the dead side of the house which is 2m from the fence line...and no mention of this being an issue for us that im aware of....we didnt want ours at the rear of the house either getting in the way as for the driveway.... ours will be paved the whole way to the curb.... we contacted council when we were doing our driveway selection back in feb and council said our estate allows it to go to the curb...unlike garden gates and other estates in camden council....maybe contact council yourself about the driveway, because we are paying to go the extra bit. This is correct, the caveat is that if (for whatever reason) the council need to dig up the council portion of the drive they will not replace with your custom colour only the standard. Haven't got any quotes yet...lol Good luck with the new job ![]() Thanks Pikey, yes we're building a pool, it will be under 40,000 litres so to avoid the need for an additional raintank. You can build either a fibreglass or concrete pool as long as it adheres to council requirements. Pools need approval in a very similar way the building of your house does, your pool builder will (well should!) know all the regulations so best take advice from them. If you are building a concrete pool I can send you our chosen builder who has been excellent and came with friends recommendation. They confirmed that Camden Council do not place the restrictions on the council crossover part of the driveway. That usually the developers place the restriction. They did confirm what we thought that if at any time the council need to dig up the drive way that they will only replace it was plain concrete not coloured or patterned etc. So we don't know why on our final client variation from Wisdom that it states " The DA approved plans restricts the use of coloured/Stencil driveway application. Client to acknowledge that the driveway crossover will need to be Plain Grey Concrete. Please note that DA conditions 8,16,17,5.0 (2) " We checked all these points and they say nothing about it..??? Weird plus our landscape plan we have agreed with by Wisdom landscapes shows a coloured crossover. SO we are just going to go with it. We can not find anything about it on the developers plans. It can all get confusing when each body says it's down to the other's requirements but none actually give any! Yes, as I said above and you confirmed too, we are allowed to do it, just liable for the cost if future work ever needs doing. I'm hoping we will do ours one colour too, have to finalise our budget to make a call on it. Don't have any updates on our progress yet, hopefully will hear about the paperwork approval to construction team in the next week. The rates notice presents the same to us...nothing due in the first quarter and then an installment due end Nov. I knew from our settlement statement that we had paid our portion of $1000 charged by the developer for the year. And then we got the bill from the date of registration until the end of the year ! ![]() BTW - do we have recycled water in our estate? Our builder says we don't need a tank....
