Our consultant was nice, got a bit snappy with me when i insisted we measure the kitchen to ensure the light was in the middle... She finally did it in a huff and whoop dang it was not centred. We upgraded a lot of things, can't wait to see it come together now. I am in love with my kitchen!! Here is the list of upgrades and changes we made, with of course pretty pictures below! (typing this on an iPad, praying it does not crash mid way!) 1. Relocated downpipes on front of portico and painted remaining ones to match render, no charge. 2. relocated hot water unit to make room for washing line on side of house, no cost. 3. Removed silk finish and selected natural finish for kitchen cupboards, $225 credit. 4. Added corner hinge to corner kitchen cupboard, $63 5. Changed pantry door to 2 laminex pantry doors, full height, $514. 6. Added kitchen overhead cupboards 900mm high, $1318. 7. Added microwave recess next to oven and pot drawer below this, $216. 8. Added stone waterfall ends to kitchen island (YAY), $1956. 9. Added soft close drawers and cupboards throughout kitchen, $432. 10. Added glass splash back up to overhead cabinets and behind rangehood (SO PRETTY), $2842. 11. Upgraded all internal doors and added glass panel double doors to theatre and single to activity room, $1200. 12. Added second render color to front exterior blade wall and planter, $462. 13. Got credit back for main area tiling, $4500 credit. 14. Got credit back for all carpet, $2561 credit. 15. Had to add wall cavity insulation to achieve "6 star" because we removed floor coverings, (stupid since we will obviously put it in ourselves. Our selection pics are below), $256!. 16. Removed laundry tub, added bench, inset sink and laminated cupboards. Extended tiling splash back the length of the wall, $920. 17. Removed window treatments, $1237 credit. 18. Removed ceramic soap holders, $30 credit. 19. Upgraded to mitered edges in all wet areas, $438. 20. Bathroom feature tile mosaic, wide strip in shower and wide strip over basin (will put pics below), $548. 21. Extended ensuite vanity to full width, added tiled nib wall, $932. 22. Added a set of 3 draws to middle of ensuite vanity, $188. 23. Added double shower in ensuite, $301. 24. All vanity edges are square style postform, no cost. 25. Upgraded to Carboni II semi recessed basins in all bathrooms, $520. 26. Added crimped off hot & cold water to alfresco for future built in outdoor kitchen, $653. 27. Upgraded to semi frameless shower pivot door & screen, $709. 28. Upgraded to frameless mirror in ensuite, $341. 29. Upgraded all tapware except kitchen and laundry to Caroma Quatro, $1200. 30. Upgraded laundry and kitchen tapware to Track sink mixer, $600 31. Upgraded to 2x heat exhaust fans, $172. 32. Relocated manhole to garage, no charge. 33. Add additional garden tap, $100. 34. Add 4x external wall lights to front elevation, $284. 35. Relocate entry light switch & add 2 way switch, $55. 36. Add double GPO and conduit for future tv, $95. 37. Add double GPO to theatre, master suite, meals, $207. 38. Add conduit to theatre, $78. 39. Add conduit to light switch for downlights and double GPO in kitchen, $88. 40. Add external light for future washing line, $71. 41. Add paved crossover (was not expecting this to be so much! Apparently we have a huge crossover), $2233! 42. Relocated soakwell due to future pool, no charge. Actually have been advised tonight to take out soak wells all together as we don't need to have them in lakelands, as apparently there's limestone under our block and they will need a digger.. That makes me see $$$. They have suggested we have Spoon drains.. Not quite sure what these are? We have come in just $5k over budget, which is no biggie, super happy! Specially love external colours. One thing I will say is do glass splashback yourself. Builders charge more than twice as much. That colour can be found at WA glasskote. Builder wanted charge me like $2200 and doing it myself would be less than $1000. Just a thought since you mentioned you're over budget. Id email now. Shouldn't be variation fee yet and you haven't gone to scheduling so nothing is being ordered etc But yeah I removed all tiles from kitchen and will be doing splashback ourselves. We made a few after prestart but before final plans and paperwork was finished. Remember its your house! If you haven't signed off on prestart then there shouldn't be a variation fee! Colorbond downpipes are used because they retain their colour forever. Painted zincalume ones look horrendous after a few years and have to constantly be repainted. Get rid of the crossover as well, that's an insane price, even if it's a huge crossover. You can always get the paving guys to do it on the day for a carton of beers. Splashback sounds so beautiful, love the colour of the pavers, and like your upgrades all round. All pretty similar to the prices I got at prestart, so looks good! Hope you had fun! You can't always match the colourbond colours to your render also if you change the render colour you'll have to paint them anyway. We had our crossover done as you may not be able to get your paving guys to do it and then getting someone out to just pave the crossover may be difficult due to the size. We also did it because then we could move straight in. Don't really want to risk cross over not being done, we won't be able to visit it during the day while they're building so better off just getting it done. Bit late now to change anything, she said it was $350 variation fee for anything after last Thursday, she didn't reply to my email on Friday either. Oh well, not too fussed about that, soakwells are the main stresser ATM. We've decided to not have them and go with spoon drains. Hope it doesn't bite us in the bum!
