We're not planning to, at this stage. ....then..... Option 1 I'd suggest talking to a few local architects to get a real idea of the cost to have them do the preliminary design your home. Explain to them that once the plans are approved they will not be having any further involvement in the project and shop around for a builder who will manage the entire build. Option 2 Check with the land vendor to see if they will accept a designer/builder instead of an 'architect' (by the sound of it the vendor doesn't want the area populated with cookie cutter project homes). If so, look around for a smaller designer/builder who will design a custom home for you (including bathroom and kitchen designs - they may use a sub-contracted kitchen company for this but it will all be run by the builder) as well as manage the construction. I think you're right that while $2000/m2 is a healthy budget, I don't think an architect designed and manager project is in this price range. Personally, I'd go with option 2 regardless of what block you end up purchasing but if you must use an architect then at least get a feel for the costs.
