I received an email this morning letting us know that the roof frame is completely done. This means we can now send in our independent inspector while we wait for our Colorbond moment. Fingers crossed there aren't any nasty surprises! Building with Dale Alcock Homes in Aveley Our thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=63880 And yes, my pants are indeed fancy. Re: First home build with Dale Alcock in Aveley: Roof frame 211Sep 02, 2013 11:23 pm Wow - that was quick! Your build certainly seems to be powering forward! hoping all goes well with the inspector. Re: First home build with Dale Alcock in Aveley: Roof frame 212Sep 06, 2013 10:13 pm So we got our report from our inspector and he has noted four items that need further investigation and eight items that do not comply with the Australian Building Code. He did make a note that the build was generally of a very high quality so I'm curious to know how many issues you'd find with a poor quality build! We've forwarded the report to DAH with the request that they address all of the issues identified in the report as soon as possible. From reading the report it shouldn't take much time/effort to bring those items up to code so I'm hopeful it will all be dealt with quickly. Well, except for the fact our theatre is 3cm wider at the front than it is in the middle. I don't know how you rectify that. Maybe some extra grey float? I am glad we invested in the inspector though. His report is very detailed and includes photos clearly illustrating all of the issues. Hopefully DAH will get on to it quickly. We had been toying with the idea of getting an independent inspector and your comments have just sold me! At what stage did you let DAH know you we're getting one? Thanks T Re: First home build with Dale Alcock in Aveley: Inspection 215Sep 07, 2013 8:46 am The inspector sounds like a great idea and one that I hadn't thought of before. Details of the inspector would be great if you don't mind please. Hopefully the issues will sorted out pretty quickly for you. Living so far from our build, I will definitely be getting one and it sounds like you've got a good one! I'm glad there were not too many problems! Nicole Re: First home build with Dale Alcock in Aveley: Inspection 217Sep 07, 2013 8:40 pm An inspector seems like a good investment. Out of curiosity, can the builder question or fail to honour the findings of the independent inspector? Our build thread: viewtopic.php?f=31&t=66797 Re: First home build with Dale Alcock in Aveley: Inspection 218Sep 07, 2013 11:39 pm I'll definitely be getting an inspector at PCI. I initially wanted to get one at each stage, but for us, the final check will definitely give us peace of mind. Pretty shocking that DAH had 8 building code violations already. It's stuff like that that a consumer just wouldn't notice...SO important to get a professional opinion. Out of curiosity, can the builder question or fail to honour the findings of the independent inspector? I don't see how. They're required by law to meet Australian standards in accordance with the Building Code of Australia (BCA) and if you have photographic documentation and the written report of an independent specialist stating that haven't done this then they are in breech of contract. For example (from our report): In accordance with the BCA 3.3.3.3 galvanised roof tie down straps should be at 1200mm maximum, centred and fixed with 3/2.8 mm galvanised flat head nails. There are several places where the span is 2.7m, 2.2m and 1.8m. The addition of ties attached to the lintel hoops would solve the issue. How do you argue with that? He even told them how to fix it! Pretty shocking that DAH had 8 building code violations already. It's stuff like that that a consumer just wouldn't notice...SO important to get a professional opinion. I couldn't agree more. I'd have NO IDEA that the things listed in our report were even issues. Considering how much money we're pumping into this build I think having an inspector would be a bargain at twice the price! butterbing We have just organised our building inspector (Prospec) to do inspection at brick work completion, roof frame completion and PCI... I think the piece if mind is worth it and everyone on homeone who has paid for inspections weather it's one or more has said it's worth the money. You can add us to that list! Our brickwork and roof frame completion was covered as part of the same inspection. Our next inspection will be at practical completion. Happy to recommend our inspector if anyone else wants to PM me.
