Have other people had similar issues? What approach did they take to resolve? Entry hall duct - the green X marks where the wall is going to be. Perhaps not the end of the world since the pipe would come up in the robe space. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Living area duct - the half brick marks where a cavity space exists and the green X is where we think it should lie. More of an issue since if it is left where it is, we can't properly open/close the door into the storage under the stairs. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ So our options are basically: 1) Do nothing - not really viable given the location of some of them. 2) Move the walls - not viable either given the structure 3) Add a "kink" to the pipe - by cutting into the slab, the downside would be it would increase the risk of junk getting stuck in the pipes. 4) Dig out the slab - seems more damaging, added risk of damp issues. Anyone had experience with this? Nice seeing the staircase area start to take shape as well: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Apparently our pod is due in a week or two, so hopefully on track to finish up the brickwork on time. It has been good to see the height that our living space would be and we are pretty happy with going for the 31c ceilings - we have a friend with the same height in their living area so we've got a sense of what it is going to look like. Front of house (still a corner of the guest bedroom to be done): Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ They had to redo the front portico footings since they were laid in the wrong spot - we managed to get 101 to dig them up rather than just fill in a bit more: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Living space with finished walls - we will be having a bulkhead in the cavity space which will help frame the space given the ceiling heights: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And another one from the pantry space: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The downstairs bedrooms: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And our hallway out the back: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ So from here, we have booked the day off for next Friday since that is when the pod is booked for although depends on the weather next week. Should have all the brickwork done by next Wednesday so onto the next phase. It is so awesome to basically feel your house build up around you - altho I have to say that my wife bouncing around in excitement probably rubs off on me the most I've read a few posts on here about the pace of bricklaying so just thought I'd highlight our experience which has been 2 guys since the 10th August. What is probably worth noting is that they had to assist on another job last week so were out of action for a few days but also the weather has been fairly hit and miss too. I think a people can drive themselves crazy a little bit willing things to progress every single day but it doesn't really seem to work that way. You've done some great design work with your plan, increasing the size and moving the master suite upstairs. One of our neighbours has the standard Frappe and they never use the upper storey. It seems such a waste. Re: 101 Residential in Rivervale 52Sep 01, 2013 2:06 pm oncewerefurriers It looking fabulous. It seems such a waste. Thanks I think downstairs is a similar size to the display home but yeah, it was moving the master suite upstairs that really added to it. We did end up seeing a couple of Ben Trager designs that we liked and were very similar to what you're doing - but it wasn't until we were just about locked in with 101 and we wanted to get started so didn't investigate in detail. In terms of the design, we are going from a small apartment for the last 10 years where we could easily talk to each other - usually me on the computer with my wife watching tv, so having that connected space upstairs means we can still have that. It probably would have been finished today if not for the weather and needing to get the welding completed on the portico beams. My wife and I have booked the day off on Friday to watch it get craned on - hopefully won't get in the way. Interested to follow your build. We were in the early stages of designing a plan with 101, but then decided to go with BT. You look like you will pass us! haha As we are having a tiled roof the pod had to be constructed onsite, and cannot be craned in. I was quite comfortable with this although it can obviously not be constructed as the same time as the brickwork so slows down the process slightly. Our framing is now all up, and our roof tiles for the pod went on this Tuesday. I would expect the walls to be completed, and rendering done shortly. They will then be able to build the lower storey roof frame around the pod. We are probably roughly 2 weeks behind schedule, but this was purely due to weather. It turns out roof tilers are probably the worst when it comes to working in the rain haha! Re: 101 Residential in Rivervale 58Sep 06, 2013 4:36 pm alyce--b Is your pod being built offsite? You look like you will pass us! haha Yep - tin roof for us so apparently it has been done in 3 pieces. Not sure if the balcony is part of that or not. alyce--b You look like you will pass us! haha I'm hoping it's not a race But yeah, single storey house today, double storey this time next week. alyce--b Our framing is now all up, and our roof tiles for the pod went on this Tuesday. Always nice to compare progress alyce--b We are probably roughly 2 weeks behind schedule, but this was purely due to weather. It turns out roof tilers are probably the worst when it comes to working in the rain haha! I haven't bothered asking for a schedule for them beyond what is coming up in the next week or two - I'm not sure I'd trust the estimates and we have rent free accommodation so we have the freedom to take time to ensure we are taking the right approach to any issues that come up, rather than rushing through. And yeah, unfortunate about the tilers but I understand the safety factor on that front - especially if they are on the top floor Good to hear from you and glad someone else is progressing well with 101 - I felt a bit out of place with some of the criticisms that were being thrown at them on the forums recently. I do have some photos although need to figure out the easiest way to upload them! The roof tiles have turned out really nice, so I'm not complaining about the slight delay Definitely would be a safety concern on the top storey so it is completely understandable. Hopefully the pod finishes off nicely now and we continue to progress forward. Fingers crossed for some fine weather! Yes - likewise. Glad to hear your build is progressing well! I think it is more of a case that if people are happy with how things are doing they are less likely to comment on forums such as this. For me, it's my first time building. This is the only reason I joined the forum and found it useful reading through other peoples experiences. It is also great for people to see some positive stories, as unfortunately I think these forums can be a very unfair reflection on the builder. Re: 101 Residential in Rivervale 60Sep 06, 2013 6:43 pm Our first time building too - and we have lived in 65sqm of apartment for the last 10 years so it isn't like we even have a good frame of reference for what is important when living in a house In terms of uploading photos - if you want to post and keep track of them outside of the forum here, I'd recommend using something simple like tumblr - check my blog in my signature for the sort of thing you can easily put together. In terms of photo dumping sites that you can link to photobucket or flickr are decent. All of them are free and should be relatively simple to use (tho I work in IT so maybe it all seems simple). In terms of posting and linking them in - make sure you are using the Full Editor option when you post and you'll see a bunch of tags up the top. Using "Img" will embed the image in your post, using "Url" will create a link to the image. Basically, you'll want in the post content - if you click the Preview button, you can confirm how it comes up and correct any issues. If you're still struggling PM and I should be able to help. Always happy to provide help if it means I'll get to see more photos of other peoples builds Demo + Build in Rivervale, Western Australia Moved in June 2014 http://rivervale.tumblr.com/ Building Thread 1 4640 |
