I used to do inspections at end of builds when I worked as an architect and was going to write my own but bought his to save myself the trouble. However, here are some things I have thought of or seen said before: - Check all windows and window frames for paint overspray that needs to be cleaned - Check all door handles for paint overspray (I know I have seen paint on both the windows and door handles in our house ) - Check all taps (inside and out work) and that they are correct (I have heard of hot and cold being crossed over) - Check location of all lights, light switches and power points match your electrical plan (including outside ones) - Check colourbond downpipes and gutters for damage to the pre-finished surface - Check paint work on everything is up to par - Check grout is complete in tiling (I can see a spot our tilers missed when I look in the window) - Check that windows and doors open and close correctly - Check that carpet is clean - Check that bricks are clean of excess mortar But my best advice, get a private inspector. That's what we are doing, it brings me piece of mind just knowing that if I miss something (or many things ) a professional will pick them up for me! In our last house, which we bought already made, we had issues with the Colorbond roof not being sealed and therefore, water had leaked under the sheeting and into the frame work (for a period over four (4) years)....this is something a private inspector would be able to recognize and it's a pretty big deal. In terms of doors, make sure they don't drag along the floor and that they open & shut properly. I think I saw on one post that painters are supposed to paint the top & bottom of doors, is this correct? If so, my doors have already been hung and I don't see how our painter will be painting the bottom. When you do your final inspection, have a box of little red dot stickers so you can go around and stick it on things that need to be replaced/repaired/looked at. My handover isn't for another 2 months, I imagine but I'm trying to be prepared. Anyone who has had their handover and found issues afterwards, your input would be more than appreciated. Re: Handover checklist - what's on your list? 7Aug 06, 2013 8:16 pm I don't think so....I mean it's no different then writing a list, and if you wrote "chipped paint on wall in lounge facing north" then you'd have to look for the chip....a red dot will be nothing but help If you are worried, ask them if they'd mind, let them know it's more of an easy reference then anything. A whole down pipe was missing. I would not recommend their services. We are currently building and we have had an independant inspector do an inspection at frame stage. Actually it is sealing the tops and bottoms of wet area doors. We have settled on our house and will be getting our wet area doors sealed come the maintanence inspection period. I will get painters to remove, seal and the reattach my doors if necessary. I can't tell you how important it is to get wet area doors sealed properly. At our last house this was not done and the bottom of our bathroom door got wet, resulting I the bottom of the door expanding and warping. Some additional things to add to Hamilton's list include: Check around the whole perimeter of your bath tub to make sure it is fully sealed (ours wasn't). Take off your shoes and step along the entrance to all rooms that have carpet. I pricked my heal on a nail that was sticking up through the carpet. My SS made carpenters go back to hammer down all nails in room entrances that had carpet. Check that carpet has been anchored down properly. Our carpenters cut out a piece if carpet and literally plonked it in a wardrobe and left it like that, without anchoring it down Check water pressure by turning on a number of taps/showers at the same time. Bring a microfibre cloth to wipe down glass and mirror surfaces. This will make scratches more noticeable. We had a mirror in a robe door replaced and the full glass panel in our laundry door replaced due to scratches. SS was not happy as the glass in the laundry made up a major part of the door and was not only scratched in one area, but a number of areas.... Check for chips in tiles. Obviously check walls, ceilings, skirting and cornices for any scratches, imperfections. Rule of thumb is if you find something up close and can still see it from 2 m away then your builder is required to rectify the imperfection. Your SS should have a roll of painters tape on hand to mark all your walls, ceiling etc as issues are found. I do recommend getting an independent inspector through to look. They are qualified to pick up more serious issues, like things that would actually breach BCA standards, plus other things like paint and plaster issues. At the end of the day, some people are good at their jobs and care about them...and some people don't. I'm glad to hear you're happy with the new inspector Maybe we will look into an inspector... I was reading something today about getting an inspector at frame stage, which now I wish we had done, although I do trust our builder and our site supervisor is the last person I could imagine to do something wrong.. Top and bottom of all doors must now be painted...not just wet areas or entry doors If you use your own sticky red dots and they are pushed flat then the builder may not remove them as they could cause damage or mark the walls. Your problem, not the builders. Plus use removable dots, not permanent. Better still get the green safe removal roll of tape from Bunnings for about $1.50 roll. The sharp metal on your carpet edge is called...smoothedge and this has little metal triangles with points that hold the carpet in place. If you hammer these flat you will never get the carpet up in that area. plus is not recommended by carpet layers to do this. The "plonked" piece of carpet in your robes( except the walk in robe) is how all builders do it. This is never held in place or has an underlay but is known as loose layed. Standard practice in building industry When viewing paint....you must be 1.5 m away from the wall. 90 degrees to the wall and in natural light. You can not view paint on an angle as things like "glancing light" comes into play Scratches on glass....must be 2m from glass but there can be 3only 10mm scratches and this is within guidlines.
