It may cost $20k but would really modernise it and add probably $50k to its value if you choose a nice colour to paint it. The fence could be updated by removing the concrete balusters and updating that too which would add enormously to its kerb appeal and wouldn't cost much. The arch to the garage really needs some work too but may cost a few thousand to upgrade. That really is a shocker. Could that satellite dish be moved ? It looks like mission control from NASA is based at your place. A client of mine had their place valued a few years back after an extension out the back and a complete overhaul like you inside. I told them to get it valued which they did and then after they rendered the house four months later by the same real estate agent. He reckoned on it being worth $80,000 more and I must admit it did look pretty swish. YMMV as they say. The front fence needs to go. And that terrible looking portico would scare many a buyer away I imagine. It looks like someone's just whacked up a wooden frame and put some clear glazed sheeting on top. Does that even comply with building regulations?? If I saw that as a buyer I'd run a mile. Good luck! I agree about the dish; I posted another thread about it; and it is definitely in the *to go* list. we are pressing ahead with the rendering job; and colouring the pavement. will post progressive photos as we go. regarding the front fence; do you recommend removing it all; or part of it? I particularly don't like those *white heads* on top; and can't wait to saw it off. I'd remove them and the white balusters leaving the larger piers and then render and paint the fence the same colour as the house. It just means that the fence is a low fence is all and you'd be able to see more of your front garden. I wouldn't spend any more money on it to be honest. You are attempting to turn a sows ear into a silk purse, as the saying goes and are over-capitalising which I doubt you will recoup. If someone wants to buy a rental they will take it as is, or a buyer who wants to improve it to their taste. Makes a world of difference. With the front fence. Take all the white columns off. Either render and leave it low or put horizontal timbers across. See what the cost would be to put in a steel beam and make the garage opening rectangle. That will also make a huge difference.
