Browse Forums Building A New House 1 Jul 22, 2013 3:22 pm Hi All, I am wondering how important are the staged house inspections done by 3rd party. Building with Henley, I know they have not too bad history of bad workmanship (couple of my friends built with them with no major problems). Now as it costs a couple of grands, I might not get all the inspections done but if I can get 2 of them it should be satisfactory enough but I am not sure which ones are the most important. I have missed the slab one, so I have three options 1. Frame 2. Pre-plaster 3. Final I am going to get them to do the third one definitely, not sure which other one to pick. or can I get away with just last one, if there are problems, is the builder happy to fix all the items pointed out by third party inspectors. Anyone else went through this dilemma? or its ok to go through without any inspections? thanks Re: Staged inspections Henley house 2Jul 22, 2013 3:42 pm If you only want to get two, i recommend pre-plaster and pre-handover (final). Pre-plaster should pick up anything wrong with the frame. Definitely don't just do the final one as once plaster goes on you want be able to inspect the frame. Cheers, Nick Re: Staged inspections Henley house 3Jul 22, 2013 3:43 pm I'd go for the preplaster as you can still see the frame at that stage. plus the PCI The Harder You Try - the Luckier You Get ! Re: Staged inspections Henley house 4Jul 22, 2013 5:13 pm thanks Nick and Bash, Is it worth it to spend the money? I am wondering if builder would get into arguments if this should be fixed or not? cos consultant and builder would have different margins of error? is it? thanks Re: Staged inspections Henley house 5Jul 22, 2013 6:08 pm Good Builders would rather faults be pointed out early when its easier to fix. Poor builders need to be told to get their act together! I have actually had emails back from builders who have bought my PCI Guide saying that they welcome better informed buyers because it helps to stop cheap builders getting away with stuff. Re: Staged inspections Henley house 6Jul 31, 2013 3:20 pm Hi Bashworth, I just got the Pre-plaster inspection done from Budget reports, in his report he did not find anything that builder needs to fix. Is that possible? I could not believe that builders are doing perfect work that nothing needs attention!!! thanks 1) I had requested R6 ceiling insualtion batts, however I noticed that on some areas there are huge gaps which will allow hot air to sweep in, and also noticed black/grey… 0 5237 You have mandatory building inspections and privately engaged building inspections.
