As you can see by my sig things have gone downhill fast. There is nothing we can do since we signed the contract already and to be honest it is a risk when you purchase off a block that hasn't yet been subdivided however I sent a very detailed email to my BC about the lack of transparency that exists at PD and the pathetic customer service we have received from her thus far (still waiting for a PCV nearly 3 months later after countless follow ups from our end). I asked for the email to be sent to management and that I expected a response from them. BC decided to ignore this, answered some questions regarding start dates, said I will the PCV at some stage and failed to address any of the customer service complaints I asked to be addressed. Anyway, not much we can do without losing deposits so we are now stuck with PD waiting for another 7 months to flit away. Have been stalking the forum but on such a downer I havent posted. Looking forward to seeing some of the blogs with the updated pics post moving in. I do actually have a question for those that commenced building. My BC initially said that construction usually starts within 2 weeks of land settlement. Now we were advised it will be 10 weeks because it takes 6 weeks to get property information, as without that PD cannot obtain a building permit (we assume the other 4 weeks is because of xmas). How long has it taken those who have commenced or completed their build between land settlement and construction start date? Hey Mindabinda, Correct me if I'm wrong but I think your the one that works with my mum Sue!!! Mum had told me bout your dramas and I think she is just as devastated as you are. We had to do our tender over the phone which nearly didn't happen but the man that tool over from our 'so called BC' was amazing and I do believe he is her boss. We had 23 days that BC did not even reply to our questions. We did our contract last week which surprisingly went really well. Tiles and electrical was amazing, they really really do need to do something about the color selection. We went in to browse on Sunday and there was a young girl working who has recently moved to Melbourne from Perth and she was absolutely brilliant. So knowledgeable and willing to help. We got to color appointment and the chick didn't even want to be there. Never offered my upgrades I had to ask for them and when we did it was a hassle for her to get. We ended up spending $150 of 'upgrades' no thanks to her. The whole color process was horrible, tried to rush us and I would not recommend PD on the basis of this. We were really dreading attending the contract appointment, there were many things on the drawings and in the contract that were incorrect but the presenter was brilliant, nothing was too much trouble and she ensured that all was fixed before we left. We were there for 6 hours, when the contract person told us the PCV would be fixed up by BC it all fell to pieces. Still haven't heard from her only to be told that we were in the amendment que. I'm sorry but I work in customer service and I never place my clients in a que, are you telling me my money is no good! There is a lot of area for PD to improve, hopefully it all happens soon. Hi mindabinda, our land settled 10 May, contract signed 21 May and we are still waiting for the file to go to construction. So hearing you on the BC issue.. We were told " nobody owned the block next door" so they could not get a dispensation for the garage??? In the first place, it is not possible for any land not to belong to someone and secondly we were never told anything about needing a dispensation nor the fact that it would/could cause delays. So we have now been making mortgage payments on a block for two months without any progress at all. And you're right, the land does belong to somebody, it belongs to the developer! Time to start making a fuss... Give the developer a call (start with the sales person who sold you your block of land), confirm that the land hasn't been sold yet, and ask them how to go about getting permission for your garage directly from them. Or have it moved back from the boundary. Sucks to have to do their job for them but that's how it seems to work. HD Oh I have made a fuss, I've been onto the developer, their solicitor, the council repeatedly. We are having the garage 150mm off the boundary as I knew on the boundary would cause this issue. No, it is because the cut and fill on the block mean that the garage height is over 3M from NGL ( Natural Ground Level) something you do not easily see on plans. My major issue, is that my BC did not communicate anything apart from "no one owns the land so we can't get the dispensation" after a couple of calls to find out what was going on. I wasn't even told what was going on and why the hold up. Once I knew, I hit the phones and emails with a vengence. I dount anyone has enough money to pay two mortgages with nothing happening. For anyone who is interested how this came about. The facts are, it has been sold to "A person" who have had their settlement extended. They did not respond and the developer did not want to sign because it could cause them not to settle (the land not being in the same state as when they purchased) forget that they too were supposed to settle in May and have had a number of extensions and it is now July 10 and they still have not settled. The developer does not want to cause issues and stop settlement. I had a long discussion with the solicitor as we, who settled on time and paid $10K over the asking price, (went to sealed bids as there were 3 couples interested) are being penalised for doing the right thing. I think that the solicitor had a talk to the vendor who has now signed, but because it went through council as a " no response" we have to wait for the advertising period to end. It is now past the council deadline and another message left for the BC to find out what is going on...... Sam Hi Sam yes it is me who works with your Mum, she has been very patient listening to all my dramas It would seem that the front of house service (i.e. the sales consultants and contract presenters) does not match the back office customer from the BCs. Good luck with the PCV, ours is going on nearly 3 months and we still havent received it. Thanks to everyone regarding your responses, but with a bit of luck we received a phone call from one of the general managers yesterday (only because our solicitor knew them personally rather than my email to escalate to management to the BC). We finally received some honest answers rather than rain delays and it looks like the build may start in November with an October land settlement date. It was agreed that the customer service we and others have received from the BCs is unacceptable. We have also made the point that it is a sad state of affairs when you have to go on a public forum to get issues escalated internally. I question what training and the experience of some of the BCs that we are dealing with on a daily basis. Feeling a bit more optomistic, although it shouldn't have had to have management to provide us with some answers. Land title: July 2013 .. Oct 2013 ... We just went with the seaside fascade, I liked it the best and loved it wasn't an additional cost! We are just sitting waiting for our contract to be fixed up. Quite a few errors in it, but we changed a few things too. The staff are great so far, we are also sitting at 800 under budget!!! Couldn't believe it!!! Which took 5 hours because drawings were wrong, some things weren't included from our colour selection documents etc. There were still a few things left after doing all the revisions but we are doing those as PCV's. Anyway... can anyone tell me if it cost extra for them to lay rectangular tiles in a 'brick lay' pattern instead of 'straight lay'? thanks! Yes, we had to pay a little extra for brick bond laying, when questioned we were told something like there is a little more wastage. Thanks. I am fairly certain I had brick lay in our original tile quote, but our updated one has come back as straight lay. Don't have the original one with me today! Can't remember, too much stuff going on!!! hi, we had our contract yesterday and it went for 5.5 hours! sheesh! such a long time, but we weren't leaving til everything was correct. We didnt feel presured to leave though, so that was good. Laying the bricks that way is about an dextra $3/meter.
