Browse Forums Building A New House Re: Custom Design floor plan thread post them here!! 1881Apr 23, 2013 6:59 pm Hi All, Have been reading the forum for about a year now and finally at a stage where I can ask the opinion of the experts The wife and I have bought a block in a suburb of Perth just south of the river. It's a small block and so we're planning to build a double story home to get the necessary space and backyard area to accommodate the kids (22 month old and 10 day old ) The basic concept we gave the builder, who we haven't signed with yet, is 3 bedrooms upstairs including master, and a sitting room & balcony to capture the views of the river and hills to the east of Perth. The ground floor to have a guest room, powder & semi-ensuite, plus the main living/dining/kitchen areas. The block faces east, therefore north is to the right of the plans. We've tried to keep living areas on the north side and set the property as far to the south as possible. Here are the plans Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Originally the builder had the guest bed and bathroom where the theatre/activity now is and we asked them to swap, however we're now reconsidering this. Would it be better to have the theatre/activity on the south side with a door off the main living area? We wouldn't use it as a pure theatre room as the wife hates them We'd probably use it as a study and rumpus type room. This would mean the guest bed would go back to the north east corner. Would be a nicer bedroom to be in but possibly a waste of a prime location if only used as a guest room? Are you mad!! How could you not give your 10 cents ...on anything!!??? Well, welcome. Lovely house....after a year, you will know what my pet hate is and your house has it! Not sure if I would have all the doors re powder downstairs..prob just have one large spacious powder, someone is going to be in the shower, and go to leave and hellooo...don't mind me, while I plop one out, as I forgot to lock the door to the shower because I didn't want you to think you were locked in there forever., and I thought I would be in and out before you had dried your hair..but helloooo, I wasn't. So don't mind me as you walk past me out to the hall. Etc etc. Or someone will lock the shower door so that person has to stay in there while they do their business and forget to let them out Not sure re the guest room...the theatre will be a sunny room in winter. Do you want sun or will you pull the curtains and waste all that light To watch tv. ? Depends how you live. Make these doors glass to let light through of course. This arrangement will result in a small alcove next to the ducting cavity and the doors which you could use as a cupboard (more storage) or for shelves, a small desk,etc. Hope that makes sense. And yes, try and fit a handbasin in upstairs loo. I'd keep study/guest where it is as it's a quiet part of the house. Re: Custom Design floor plan thread post them here!! 1886Apr 24, 2013 3:47 pm Kiwi, I think I became aware of your peeve the first time I found this site and it has been reinforced many times over the last year of lurking I'm a pretty quiet guy to begin with, but I was mostly just reading the forum for interests sake as my wife didn't want to build. After looking around for the last year at established places in the area we just couldn't find one we liked for the price we wanted to pay. This block popped up and was a reasonable price in a great spot so we basically decided on the day to buy it and build. Now I actually need the forum for advice I see what you mean by the doors of downstairs powder room, however the chances of two people needing it at the same time from guest room side and corridor side are probably slim. Will still look at possible having it as one open ensuite with a door from the guest room. To be honest we haven't gone into too much detail with the plan yet as we're still trying to determine the overall layout of rooms. In the first draft plan the theatre/activity was on the south as per below. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I think we may be preferring this as the guest bedroom in the second draft is quite small. If we revert back to this but have the entry to the theatre from the living room I think it would feel connected to the living spaces and be more readily used by us. Any thoughts?? OurLindrum52, thanks for the suggestion. We have viewed one display home that had the upstairs sitting room closed off as a separate room and we actually liked the feel of it being a separate/private space. As we should have some views from this room I can imagine us entertaining upstairs and it would be good to be able to keep it separate from the minor bedrooms. That is initially why I had the door put in near the stairs, so the minor bedrooms could be closed off from noise. Once we can make up our mind on the location of the theatre/guest bed then we will pay more attention to the details of window size/location, doors, appliance locations etc. It's trickier than I thought it would be Re: Custom Design floor plan thread post them here!! 1887Apr 24, 2013 7:52 pm I think having the guest at the front, and the theatre with doors via the family might be good..means if guests fly from overseas they can sleep at 4 pm and not be woken by a family room wall etc. and you will use the theatre as more entertaining space...when you have parties, as they can flow into each other. also i like the kitchen in the first plan, cos the washing line isnt in your face like it is in the second while washing up, or while guests are sitting at the breakfast bar looking at all the babies clothes. you also lost your pantry (walk in) in the second. I know it is via the laundry..but a walk in is a must have. just my 3 cents, others will have their views...as you know!! im sure they will be here soon to comment. You love storage too. OUr current house has a massive pantry and store room and it just makes everything easier. I think my hubby will use the playroom side for a study and they will get swapped around. We wont have an alfresco slab as such there will be some sort of verandah across the north side of the house with retractable sails - we don't want to lose the north sun in winter. That powder room has a shower so hopefully can be accessed from backyard (the window in entry should be a door ooops) so if when we can have a pool it can be used. I am not a fan of the long lounge/ entry wall...as it will make it a dark hall, any reason it can't be a small wall? I know why....but in real life it will make it feel like you are going into a cave. Possible crash concern for exuberant exits Maybe flip both EnSuites and WIR. Might possibly reduce plumbing costs as could be back to back in same wall as other bathroom and powder room, fewer pipes. Powder room door at other end, less "conflict" with door from outside ? One final thought, flatten the South wall of Bed 4, and if it works, bed on that wall, looking North, with slightly smaller East window, unless it has a great view. I spent a lot of time with my door configurations Nice wardrobe "noise buffer" from Bed 1 Good use of store as weather buffer entry too.. Lmillie Thank you so much - did not even think of the whole plumbing shared walls and I bet most builders would not pick it - the playroom doors are the wrong way but I think will open the whole thing and have doors from bedrooms into it. Both the windows in bedroom 4 will be highlight windows for light - the front view is of a beautiful oak tree but want to maintain privacy from the front.
