Your house looks great!!!! I will start my build with Content next week so good to know you didnt have any major probs if there any pointers feel free to throw them my way cant wait to see some more pics Location: Landsdale Builder: Celebrations House: Gibson Re: Hammond Rise (WA) - Content-Living Build 124Jun 26, 2013 11:05 pm Cheers Guys, I have seen a few houses with the mirror tint and also just a very dark tint and I really wouldn't mind either one. Also wouldn't mind a frosted/obscure treatment either but tint does looks so much classier Ah yes Fmac, my liaison officer called me yesterday and first PCI is booked for next Tuesday! So excited now, it's good to finally have a date now and not just the usual "soon" or "in a few weeks" Not sure what to look out for in particular, I have walked through many times before and think I've spotted all the obvious stuff like missing wood in the shelving and marks on the walls. Also got my practical completion invoice as well so I better start organising my home and contents insurance and other important stuff Good to hear Newbie, I don't really have any tips as this is my first build haha. I only had two real issues during the build, one was the delay in the roofing (not really the builder's fault, just a bad contractor) and having the wrong floor wastes installed (some tiling had to be redone to change the wastes). I noticed this mistake before the tiling was done, but I assumed they were only put in temporary (I was wrong!!) I suppose the best advice is to make sure they are following exactly what is written on your addenda. The site supervisor is only human and may miss things On a different note I've decided on getting this fridge http://www.appliancesonline.com.au/639l ... rf639gdls/ Had a look at in in Kambo's on the weekend and it is just that bit nicer than the smaller 579L one. I have only one concern and that is my fridge recess is 1m wide and the fridge is 908mm wide but when the doors is open, they come out quite a bit. This wouldn't be a problem usually, but I have a wall on one side of the recess so I need to measure exactly how wide the recess is and how wider the door needs to open fully :S I don't have access to the house until inspection next Tuesday so I'll have to measure it then, but that means I'll miss out on the EOFY sales! My build with Content-Living in Hammond Rise Estate (WA) viewtopic.php?f=31&t=62257 Re: Hammond Rise (WA) - Content-Living Build 125Jun 27, 2013 12:05 am gorgeous fridge!! couple things I would check though...will the freezer door hit the laundry door frame when pulled out? (don't think so from what i can see but worth measuring) and how far open does the right hand door need to be to pull out the trays and shelves in the fridge? (this may be the upsetting one...) House is looking amazing! I've always watched your thread but so far silently for some reason?! good luck with the fridge Re: Hammond Rise (WA) - Content-Living Build 126Jun 28, 2013 11:04 am Cheers Kat, Indeed that is my main concern with the right hand door not being able not to open enough to pull out the trays in the fridge :S My builder has kindly left the doors unlocked on the weekend so I can go in a do a final measurement! Hopefully there is enough room to get that lovely 639L Samsung fridge, otherwise I'll have to settle for something not so wide. I'm also getting a front loader washer and possible a dishwasher as well, so maybe they can do a discount for buying all 3 Only 4 more days till inspection Yay! My build with Content-Living in Hammond Rise Estate (WA) viewtopic.php?f=31&t=62257 Re: Hammond Rise (WA) - Content-Living Build 128Jul 10, 2013 12:53 am Oh damn keep forgetting to update this thread! Okay so had inspection last Tuesday, and it all went very well! No major issues at all, but the site supervisor was very thorough in his inspection and noted virtually every crack and paint imperfection (even the ones I didn't really mind) xD. We also tested all the sinks for leakages in the drainage plumbing (slight leak under kitchen sink) and all the appliances if they were working (they were). The most "major issues" were: -Cement edging on driveway has broken away -Low water pressure in ensuite shower -Laundry trough not properly secured to wall -Missing front door handle -Missing plaster in bathroom -Removed tiles from stone bench-top repair So all pretty minor stuff really My site supervisor said it should only take around 10 days to rectify all of these so hopefully I can get the keys next week (fingers crossed) I still haven't been given a concrete date for handover, so I'll give the builder a call tomorrow to see where they're at. I went past the house on Sunday and yay my boundary fences are up! I know it's usually not meant to be put up till after handover but the fence guys have come in a bit early (not that I'm complaining!) I've also noticed they have fixed most of the issues on the outside of the house already and have done the site clean so no more big pile of rubbish out the front! I must say it feels so much more like a home now that the fence is up and I can see the boundary of my back/side yard now. My estate also includes front landscaping with the block so I'll need to get in contact with them and get something nice drawn up soon Mmm nice Colourbond fence is up! Also it seems everytime I visit the house, the garage door seems to alternate from being up or down xD Looks so much nicer now the site has been mostly cleaned up! Quite narrow down the master bedroom side of the house (1m only). I hope I can squeeze in some split system units there later down the track The back fence is pretty high, but it doesn't bother me as the house is north facing, so the fence is never casting a shadow on my back yard (infact it kind of reflects some of the light back) Just another shot from the other side of the alfresco. That step down on the eaves is the finished product, I think I'll cut that little pointy bit off later as it bothers me a bit :S And just looking down the laundry side, I have 1.2m between the fence and garage wall. I'll put a gate up there as I plan to store my bins in the "nook" there. No internal photos as nothing new was done inside. I did noticed they've patched up some of the damaged plaster but it seems the filler they've used is poor quality. The filler stuff has contracted and cracked up as it dried so I'll just patch those up myself when I prep the walls for painting. On the topic of painting I've been trying to decide what paint colours and brand to use. From what I've been told, it's ideal to use an oil based sealer/undercoat first and then 2 water based coats ontop? Brand wise, I'm leaning towards Dulux as it seems everyone has been happy with the result. I'm thinking of that sort of colour scheme, a nice darkish greyish contrast with light wall colour The contrast is called Namadji and the other is White Swan, both Dulux colours. My build with Content-Living in Hammond Rise Estate (WA) viewtopic.php?f=31&t=62257 Re: Hammond Rise (WA) - Content-Living Build 129Jul 10, 2013 8:20 am I am glad you mentioned the back fence line, we have a north facing house and a pretty high retaining wall at the back (bigger than yours!) and I hadn't really thought about shadows so am now glad it won't cause that problem Everything looks really good, you must be stoked! And I love the colours for the paint, I am thinking of going with Dulux too, from what I have heard from my dad and fiance's granddad (he is a painter) it is the best brand for paint and you want a good brand for the house's first ever coat. Re: Hammond Rise (WA) - Content-Living Build 130Jul 10, 2013 10:20 am Im also glad to know about the fence line, in the same position.. looking good.. hope you get a date for handover.. nice colour scheme Home Group WA Monte Carlo Timeline on Page 1 Re: Hammond Rise (WA) - Content-Living Build 131Jul 10, 2013 11:07 am Looking good likemike! enjoy moving in soon! I called the bank today and apparently they have already evaluated the property so now they can now make the final payment I also called the builder asking for a handover date but my liaison person said she'll call the site supervisor to confirm the date :O Also decided to go through RAC for my home and contents insurance, they gave me a pretty good quote whilst Suncorp didn't even bother to reply to my emails : / I have to say my mind has been all over the place lately, it's been very busy at work the last few weeks so it has made organising my house stuff difficult especially being so close to handover :S I'm glad to hear Dulux paint lives up to it's reputation! I don't mind paying more for a quality product that will last many years before needing repainting. My plan is to try and get a week off work (fingers crossed) and paint the whole house in one go and also dig in my soak wells. I'll probably leave about 2 days between each coat as it would take me at least that long to paint each coat for the whole anyway The other week I got a pretty good deal on a washing machine from the Good Guys. It's one of those washing/dryer combo with a 7.5kg washing capacity and a 4kg dryer built in Got it for $850 with delivery included, and there is a $250 cashback on it as well from the manufacturer! Also ended up buying the smaller 579L samsung french door fridge as the 639L was simply to wide Got a pretty good price on that too, $1550 with delivery (also has $200 cashback). http://www.appliancesonline.com.au/sams ... wd0754w8e/ http://www.appliancesonline.com.au/579l ... srf579dls/ So just a quick list of things to be done as soon as I get those delicious keys, -Smart-wiring and alarm system finished off -Internal wall painting -Carpets and laminate laid -Move in!!!! (I'm moving out of parent's house so not much to move at all!) -Get new furniture and appliances delivered -Connect NBN fibre internet -Dig soak-wells -Put up Antenna -Everything else! Not sure if that's the best order to do things but the aim is to move in as soon as possible and enjoy my new house! There is so much to do and I can't do any of it till I get the keys! Exciting times My build with Content-Living in Hammond Rise Estate (WA) viewtopic.php?f=31&t=62257 Re: Hammond Rise (WA) - Content-Living Build 133Jul 17, 2013 2:45 pm Yay!! Awesome news enjoy! Purchased Land: October 2010 Pre Quotation: August 2012 Pre Start Complete: 29 Nov 2012 Refinance for Build approved: 11 March 2013 Due to commence build!!!! Re: Hammond Rise (WA) - Content-Living Build 134Jul 18, 2013 11:25 pm OMG great news.......Getting keys tomorrow!!! Had my 2nd inspection on Tuesday and everything was good except for some missing tiles above the WC sink. Because I had to finalise my loan earlier to secure the block of land and house under one loan, I have to pay part of the final payment out of my own pocket. So I transferred those funds immediately after I was satisfied with the 2nd inspection, and as of this morning the builder has received the funds. I was expecting the bank to do a electronic transfer of the fund but instead they called me and said if I'd rather have a bank cheque so I can get the keys before the weekend So the bank has now given me a cheque for the remaining amount to take with me to the handover meeting. The builder was able to squeeze me in at around 10:30 tomorrow where I can get my Keys! I'm so chuffed right now, don't think I can sleep tonight! I wasn't expecting to get keys until sometime next week so it was a nice surprise today! I was able to get the whole day off work tomorrow so I'll be heading straight to the house afterwards to give it a good clean and start preparing for painting. I've organised for the carpet and laminate to be laid on the 29th (they're booked out till then) and also for the smart wiring and security system to be finished off next week I may get my washing machine and fridge delivered and just stored in the garage until the floors are put down. So much to do and organise now! My build with Content-Living in Hammond Rise Estate (WA) viewtopic.php?f=31&t=62257 Re: Hammond Rise (WA) - Content-Living Build 135Jul 19, 2013 10:24 am SO exciting!! You will have a busy time ahead of you getting everything ready to move in. I have the same plan as you, get everything delivered and just store it in the garage while the floors and painting is being done. That way when the floors and painting is finished its just a matter of moving everything not having to deal with delivery people. Are you doing the painting yourself? Or a painter? What colour are you going with for the overall house (or different colours for each room?) Will definitely need 'moved in' photos Re: Hammond Rise (WA) - Content-Living Build 137Jul 19, 2013 10:39 am Congrats on the keys! What an awesome start to the weekend!!!
