We did not want a verandah because of blocking the winter sun but will probably have retractable shade sails in the corner covering living room windows. Other option is a verandah with a deciduous vine - but maintenance then becomes an issue (for me..) Thanks for you input will keep sketching. Re: House Plan Opinions please 7Jun 19, 2013 9:59 pm Definitely will need a pergola or verandah on North side. See http://www.anewhouse.com.au/?p=448 to work out dimensions so you still get winter sun. I used patio doors instead of windows for a north facing design like this which worked well for family rooms. One thing is to make sure you get a good quality one for the one you will use the most. The track started to wear badly after around 5 years use on the one we used regularly. A small thing - but for walk in robes, and en-suites, doors that open outwards (Into the bedroom) usually work better. The Harder You Try - the Luckier You Get ! Re: House Plan Opinions please 8Jun 19, 2013 11:31 pm Thanks for that link - we currently have a north facing living room and the eaves do a great job - new house again will have eaves - but verandah a possibility - because of the width of house and block don't want to lose garden. Opening out doors make sense ? risk of wacking into someone outside the door?? Re: House Plan Opinions please 9Jun 20, 2013 1:05 am bluesteel Opening out doors make sense ? risk of wacking into someone outside the door?? That's why I only suggest it for the bedrooms where its less likely to be an issue. Trivia - In Sweden most doors open outwards which can make walking down a hotel corridor a bit tricky The Harder You Try - the Luckier You Get ! Re: House Plan Opinions please 12Jun 20, 2013 3:13 pm i would put a door from garage to pantry to bring the shopping directly in. are you going to fit in a "lounge" and "meals" in that family space? as there isnt many options on where to put a TV looking at it also window/sliding door on bedroom 4 would look good otherwise thats a long bit of brick where you have windows on every over room Initial Deposit 28/09/2012 // Prelim Contract Signed 25/11/2012 Selections 21/1/2013 to 23/1/2013 // Contract Signed 22/2/2013 Site Start 21/5/2013 // Slabbed 30/5/2013 Re: House Plan Opinions please 13Jun 20, 2013 5:42 pm Hi there Welcome to the forum we are currently building in Hallet Cove Site Works 9/5/13 Slab 4/6/13 Frame 4/7/13 Fascia/Gutters 10/7/13 Windows 11/7/13 Roof 24/7/13 Gyprock 13/8/13 Lock up 26/8/13 Bricks 2/9/13 Kitchen 11/9/13 Tiling 28/9/13 Re: House Plan Opinions please 14Jun 20, 2013 8:44 pm Yes TV space is limited will have to be the corner or study wall - but the garage door is a bit of a pain Don't want to walk through pantry - grotty kids etc That bedroom 4 wall is full west facing so don't want any windows at all there - we want to avoid any west windows - we just have powder room and ensuite for bed 4 at present. Thanks for the ideas so far guys helps to have fresh eyes and the eyes of people who have been looking at lots of different plans. Re: House Plan Opinions please 15Jun 20, 2013 8:57 pm Another thought... Maybe move the internal garage door so you enter into your hallway. That way you have that corner space freed up and you can use it as a study nook, dining area, sitting area etc etc. Custom downslope build Build thread viewtopic.php?f=31&t=61873 Blog http://www.buildingroyalmanor.blogspot.com.au Re: House Plan Opinions please 16Jun 20, 2013 9:46 pm Agree with moving the garage door. I would also put CSD's on the WIR's and Pantry, this will give you maximum storage in these areas. My main concern is Beds 1 & 2 having adjoining walls. Can you move the closed off study between them? Or swap your bedroom area with the WIR and ensuite? Regards, Grumbles Re: House Plan Opinions please 17Jun 21, 2013 6:32 am Good thinking re shared wall grumbles. CSD ??? sliding doors - if that's right - I don't really like sliding doors I know they make sense space wise.
