It has been one huge dissapointment and like you say these builders do not seem to care that they are destroying people's lives with this nonsense. Know exactly how you feel. We've been waiting over 2 yrs for our land to be ready for building. That's sort of the point of PC otherwise you'd just go to final contract. We got pricing from the walkthru which included at lot of TBAs and then the pricing for the TBAs came with the PC and that's where decisions can be made. To get all the final pricing before PC sort of defeats the purpose of PC because you'd then just go to contract. So they are actually following procedure as far as how it works down here. Jo by final pricing I mean for the varaitions and options requested. Many of them have errors that have to be rectified, we would not consider even going near a PC until thouse are addressed and we are satisfied to proceed but unless M provide what is required we at in no mans land. But these are the exact things I'm talking about....we didn't get a lot of prices until PC...that's sort of the point of PC......then you can move forward and/or negotiate from there..... We are NOT going near a PC until we know what the prices are, whay would you invest $800 in a process that may lead to you not being happy withthe prices they come back with. Once you go to PC they have you locked in. how people sign up to these things without knowing the full cost is beyond me. Would you buy a car without knowing what the total price is including your options? No you would not. Why is building ahouse any different? It is not. So when M decide to provide the pricing for the options we have requested we can then move forward. Look elsewhere!!!! 116Sep 09, 2008 6:57 pm We didn't get locked into anything .....we payed for the soil test and that is it before PC.....a soil test that we then owned the results for...a soil test that has to be done anyway.......there was no further payment until PC was accepted......I'm not understanding this.
Is the entire process different up there? Many prices were unavailable and then they were in PC.....we then had time to discuss and go thru this, decide what did and didn't work....delete what we didn't want....take it home (for up to 14 days) before progressing.... I'm just not understanding..... So you want complete pricing before PC....then they'd have PC meetings...then they go to contract......could you possibly be slowing the process down by wanting everything now rather than just waiting til PC when everything will be presented as a complete document? You've already had and payed for the soil test I'd think, so what else is there to pay before PC? At PC there's a further payment to order drawings for contract (with any changes from PC, payment only if PC is accepted) then the balance of deposit at contract.... I'm just not understanding what the further payment is for and why it can't wait until PC? And also I do know how contracts work, I've dealt with a few out of the building area....but I think I understand them quite well so you probably didn't need to put your "hat" on. I'm simply trying to understand the process that you are going through. I don't appreciate being spoken to condescendingly.....I didn't sign up until I had full pricing...so it shouldn't be "beyond you" to understand....but the pricing is presented at PC.....PC is not contract. It is the preliminary to the contract. It's pretty clear to me. It is a tender, prices are presented at tender...that is what PC is...pretty standard. Look elsewhere!!!! 118Sep 09, 2008 9:47 pm Unfortunately, I have not been in this position so I can't really comment of the way M do things, (maybe fortunately ) but interesting that they don't want to give you any prices to give you an idea of what to expect.
Unfortunately that seems to be the way things are done with a volume builder, and you may want to look at going with a private builder to get the result you are after. It would be interesting to see the cost difference between the two after you were to add all the upgrades to the M house - you might find there is not much difference. We were fortunate enough to get quotes within reasonable time. The only time that we had quite a delay was due to major structural changes that we requested.
