Browse Forums Building A New House Re: Taylor Private Estate - Caversham, WA 27May 17, 2013 4:55 pm G'D Neighbours, I have recieved an Email from buidling contractor saying he recieved the titles and started working on the next stage.. I was told that all the action happens in the background and I need to do my pre-start for selecting the building exterior and interior. Did all of you finish your pre-start with building contractor? If so can someone guide me to choose the roof and other important elements. The titles to the land would come to us not our builders, and someone would be after us for some money! Re roof - colourbond is safer as a burglar could take tiles off and gain access to your house (don't know if this actually happens but theoretically it could! and they can come off and let rain in in bad weather. But colourbond is noisey when it rains. I kind of prefer the look of tiles, but we have gone for colourbond! A few years ago we came home one night and wondered why someone was standing on the corner looking at the roof of our rental. Got inside and found the manhole cover was off so we checked the roof and found a few tiles were off. Obviously we came home and interrupted them. Ever since we've always had colorbond and put the manhole in the garage rather than the hallway. Looks like its certainly been frustrating for most building in TPE, My title was issued on Thursday the 20th of June, some 8 months later than expected, but it looks like some have been waiting a lot longer, although one benefit is that my original loan was at 5.29% interest rate, this expired due to the delays, and my new rate is 4.99% a small win if any thing. The retaining walls on Summerville Bvld look good, one of those lots is mine. Im building the Vista with Aussie living homes. I see some people are talking about soak wells, but its my understanding that storm water has to be plumbed into the provided drainage, Im a little disappointed with my builder because they said $5k for them to put in soak well's, however they should have known the design guidelines for the estate, they are the ones selling the house and land package, and i see they have also built a house in the estate already, and the builder has listed the storm water disposal as "no allowance", im still waiting on their feedback from the survey. Congrats to those lucky people who have started. Our builders (Aveling) have had to redo everything after the delays but the end is in sight - or is it the beginning? Anyway I wanted to ask what research anyone had done regarding the Aircraft noise in the area, from my experience the planes that are landing at Perth aren't very loud as they're throttling back and cruising in to land. However I've heard a few very loud take off's, is this bothering anyone? Is anyone planning on double glazing or extra insulation? Cheers Hi The Duke, I did a bit of research into this, as we used to live directly under two flight paths in queens park and it was awful. I didn't want to go through that again! The only tip that I found that doesn't cost the earth is a recommendation not to have down lights as sound can come through any little hole you put in the place. Also insulation of course, but that will be included in our build. It said to have it go all the way out into the eaves I think, so I'm hoping that's what the builder is doing! I would love to have double glazing, but I think it's way too expensive. I picked up a flyer at the home show at the weekend and it said 'win 2 double glazed windows up to $10,000'! There are a couple of slabs down (both summit - well done summit!) and they are making me pretty jealous, particularly as we paid our land deposit two years and one month ago!! And signed with our builder two years ago. Neither of those points are relevant of course, it just makes me mad that we've probably been waiting the longest out of everyone and there are people further ahead than us! My builder (Redink) said last week that the weather has been holding the building process up and I think there's a bit of a back log, as she said when we do get an earthworks date it will probably be a few weeks from notification. we are a bit disappointed, as Redink have said all along that they are doing everything they can so that when the land was available they could jump right on it, but it doesn't feel like they have. I know they've got lots of other clients and it's not as simple as that, but the rational part of me doesn't always have the floor! I think I'm just going to have to get over to that area in the early hours and listen to it. I'm surprised that you've had such a long wait, I wonder if the following stages will also be subject to this kind of delay. Has anyone had clarification on whether you actually need soak wells, someone told me that because they're putting in site drainage that the houses don't require it. Hi, Just saw your post, We signed up with Aussie Living last Nov 2012, titles were issued 27th May 2013. I also keep ringing and being told the girl is in a pre-start meeting and she will ring back, she never rings back and then I have to email. I am ringing tomorrow and asking to speak with someone else. They said they are still waiting on a survey and that it would be any day now, that was over a week ago. It's very frustrating and like you said heavy on the wallet. As they made mistakes with our plans etc and wanted information quickly I thought I would take it into the office, they were busy with pre-starts and said they couldn't even look through it for a week. I wonder if there are alot of people in the same situation, I understand there are time frames, however, a bit of communication at times would help. Hi everyone, Looking for some advise.
