- Patience as in chinese torture where pain is your friend. - Understanding as in understand that as a customer you have no rights and your place is to swallow as much crap as you can take and the when you are about to crack swallow some more. Don't worry it will get better once you start building. Actually no it won't. But seriously a few things I've come to accept is that: 1. Until your block has a house under construction other builders will consider it a given that they can use it as a tip or parking lot in whatever way they see fit. It happens to everyone and when your house is being built if there is an empty block next door your builder will do the same thing to your neighours. 2. Builders big or small talk the talk to get a sale and it means very little. It's whats in the contract that matters. Reputation with big builders can also be missleading. 3. Builders will use the full extent of what is allowed in the contract for pre-construction time and build time. They will only be faster if they aren't busy. If a builder is taking a long time to supply you with a tender then that may be a reflection of how busy they are. 4. Volume builders do not supply the customer with perfection. If you want perfection then instead of paying 7k per square go to a smaller custom builder and pay 14k per square. Your role as a customer is to negotiate with the builder to get the job to the highest standard possible and use every justification you can think of. 5. Service comes in many forms: Sales service, admin/pre construction service, service during construction and service/maintenance after construction. Some builders are good at most but not all. I'm not trying to say I know it all or that any of this is acceptable but this is the way I see it. I find it impossible to not take it personally because there is so much on the line. All I can do is take it in good humour and not give in.
