We've just handed over a deposit to build in Redgum Brook, WA with Celebration Homes - Can anyone advise us how much we are likely to end up forking out for the siteworks? We've been advised all sorts of figures from 8k up to 27k and are a little worried! We would like to have a fair indication on what we'll be hit with when the contract details are organised. Hopefully someone out there has built or is building in the area and can let us know what figures we are talking in reality. Very excited but also nervous! Thanks! Embarking on our first home build! G Primary school is( I don't know what the estate is called) and she paid 14,000 in site works. That was about 5 years ago. I can't see it being any less than that for you, but different area you never know. If it were me I would budget closer to the $20,000 just to be safe. We have been advised above 20k, but I'm wary that it might be used as a safety net by builders. Do you think we can ask for full receipts for the work, as most is sub contracted, I believe? Clay? Rock? What is the slope like? Flat? Inclined? Soil and slope are two big factors in determining site costs. Being Byford, we're expecting serious clay, but how far down do the engineers go? The land has been flattened by the developer, though there is a retaining wall at the back of our lot. Hoping the sand was nice and compacted! As posted on other threads, we're going for the Polaris Design, slightly modified with a Sol Elevation, with Celebration Homes. They reckon 24 working weeks to completion? Hope so! Would love it to be sooner so we don't have to rent any longer. Cannot wait for some space. Debating whether to start a separate thread with images or stick with this one. Thoughts? It's coming to the time to consider internal colours and finishes etc. What's the feel out there on colours and styles? We were lucky and didn't have any clay plus our black was nice and flat. Have fun! We have had the sand classed as C1 and as work has began, its not deemed as a provisional sum any longer. It still feels mighty pricey though as I'm sure that the builder only has top-sand to do play with anyway. Whereabouts on the Brook are you Kitty? Embarking on our first home build! You should check your detail drawings, it may show downpipe within brick pier. 14 8590 I am not sure whether Perth has its own way of doing things in regards to this.
