They always have a promo of some sort, generally to the same value (roughly). Our consultant never told us something was ending "this weekend" except once. And it did end. But he also gave us a bit of leeway so we could compare it to the next offer and see which suited us the best.
The trick is to look at the offer. If it is offering a heap of stuff you would upgrade to anyway, go for it. If it's offering stuff that's you don't want, negotiate. BUT, don't pick your builder or home based on an offer. Pick your home and builder because you have trust and confidence in the design, product and builder . The offer should be a secondary thought. In my recent experience the companys could extend them 'only for another week though.' Were are presently on the pricing merry go round with M3tricon. We got told by our 1st SC that the promo was definitely ending o nthis date and we had to sign now and no there would not be another promo and No the current promo would not be extended. so we signed. 4 weeks later we go to a display near us and low and behold the same promo is still running. I went in and quieried the salesman who was in there and was told it still had a few weeks to run. one week i noticed in the paper they had a price increase by about 30k. but, the promotion was to take off 10k off single and 15k off double storey homes. so the promo price was more expensive... crazy.. and they have even gone further with the promo.. prices down by 5k extra. Of course they make it up somewhere else. Where ever they get the profit from, the overall margin they make when they build you a house will be around the same (although that margin would grow slightly with the more alterations and extras you add on on top of the base price). To obtain building insurance the insurer wants to see a certain margin achieved. Fall below that margin and the builder has a difficult time obtaining building insurance. Down here in VIC that margin is around 20% One of the biggest volume builders was caught out last year adding almost cent perfect the difference from their promotion package onto the customers site costs. Seven people building with this builder in the estate organised independent engineers reports after it was discovered those in the estate building with smaller builders site costs were half that of theirs. Six of the 7 showed roughly the same margin of difference over the independent reports while the 7th was close to their independent report. The only couple out of the group that did not take the promotional package are the only ones that had site costs close to that of their independent report. Read into that as you will, but to me that is pretty clear! I have said elsewhere in this forum I walked away from a volume builder after catching out their untruths! This was them... I was one of those 6 with the ******* site costs! With my new builder my site costs are $28,000 cheaper and its a bigger house!!! Through a VOLUME BUILDER nothing is for free. I'm postivie this has to be added in somewhere to the cost of there work. So you're highly likely to spend more to get extra points, when you may not have really been interested in ducted vacuum in the first place. The same went for an alarm, with only a few motion sensors.
I would imagine they get their suppliers to provide these items at or near cost on the basis that they will get more business from it that they wouldn't have got in the first place. I suppose this is what I wanted the thread to reflect, where we could be caught with additional charges in absorbing those 'free' deals To tell you the truth I thought the additional costs would be disguised in the site costs alone and never thought of it like bob said, they want you to upgrade the upgrades too. 1 11200 1000000% definitely add insulation. I have in my home and it makes a big difference minimising sound transfer.
