It is so hard trying to compare quotes and I agree with you that building is so expensive. I am a little worried now we won't be able to afford to eat after we move in! I am finding it frustrating, time consuming and mind boggling. Would love I know how your prices compare Yiptee. One house is substantially bigger than the other so I assume that will be the dearer? I always thought builders would be fighting for our business, but they don't seem to willing to offer any discount. Be prepared for alot of unexpected costs (as with any builder I am sure). Wisdom have been great to deal with. We are due to go into council this week but there has been a hold up (one of many!)... Also be prepared for additional costs before getting on site. Apparently now all slabs in Georges Fair have to be H2 class. We were advised it was H1 when we signed our tender/contract. There is also the chance of fill required to even out the block - more costs... Wisdom also offers clients a chance to make changes to the existing house by offering separate kitchen, electrical, carpet/tiles, air con appointments. While it's great to make things exactly how you want, of course any changes is more money and it is very easy to spend when you realise for example not enough electrical is included. We've spend an additional $4,500 putting in enough powerpoints/lights/data points etc. Be sure to ask each builder lots of questions about the process because it's not always clear. Everyone knows plans have to spend time in council, but it's not always known developer approval is required first and this can take a few weeks. Wisdom also require about 8 weeks after council approval to finalise everything and order supplies to get to site. That's at least 10 weeks we weren't aware of. Any questions let me know! We decided to go with RH simply because they had the plan that suited us the best. But we still ended up doing a fair bit of change to the living space ratio and surprisingly enough nobody at RH know what was allowed. We heard different things from different people at RH and at the best of times they tried to put the blame on us by implying that we were asking for too much changes! Isn't it obvious that if you are one of the approved builders in an estate you should know about the estate AND the council requirements back to front. Found them very unprofessional from that aspect and lost a lot of time going back to plan and changing it all again. Our CSO at RH is another gem - I don't know how someone can work in CSO position when they have no respect in the customer. I am the one saying all the sorry and thank you and ending up doing his work - all he is doing is pushing the paper off his desk at a very v e r y slow pace. anyhow enough whinging. looks like we are progressing, though very slowly but progress nonetheless, Who knows when we actually start to build...fingers crossed! I prefer the RH way of making your selections prior to contract but their tender does need a good going over. A few question marks on mine but I'm meeting with them again shortly to try and get a clearer idea. We'll also get our wisdom tender this week which I expect to be around the same price if not slightly more but they have better standard inclusions and I'd be happy with the standard floor coverings offered by Di Lorenzo, so no extra required there. I'd prefer not to have my contract full of allowances though so this will make it a bit tougher for us to commit with Wisdom but I expect there will be some unexpected costs with both builders and at this early point anyway, I've found them to be the more professional of the two. About the tender costs, the wisdom sales guy told us if we end up going with them they will credit us $500 because we have received a tender elsewhere. Also if their price is the same they will beat it by $1k; the condition being that its an apples vs apples comparison which is never really going to be the case. I keep getting told it'll be 3 weeks (first time I was told this was at least 2 months ago) and I'm still waiting. They don't know my council rules either and don't seem to care about finding out. I keep getting the "we're not qualified" line when I ask questions. If I had to do over again - I wouldn't go with RH. It's costing us a fortune in rent with all their delays - which seriously adds to the cost of our build. They'd better do a damn decent job on the build is all I can say. Brown Bear. We'r delayed by few months because they couldnt give us a straight answer with the plan. We also dealt fairly close with WH but to be honest they had some loopy response regarding costings etc which we werent comfortable with. Also the saline issue in GF - our soil test report came as normal with RH, Clarendon also said no soil issue but WH needed us to sign a disclosure if we dont go with saline cond for slab otherwise they wont gurantee the integrity of the slab. Now who does that?! I found that very weird. If the soil test report says saline cond then you incorporate that into design - if the test results says no saline cond then you dont. Simple as that. Why the disclosure! I dont know if anyone else faced that same thing. Personally I think no matter with whom you are building it will always be a certain degree of headache & you will need to do your own homework. These drawings goes through council & im sure if soil salinity is an issue it wouldnt approve a slab design without that requirement. Im guessing a builder wouldnt fudge the report because the soil cond doesnt affect them because the owner pays for it anyway. And if they try to cut corners & if anything goes wrong then the 7 year builders gurantee/warranty will hit them. I dont know what to think anymore.
