Okay I finally have something to post about since the roof delay! All up so far I've lost about 4 weeks of build time from these issues with the roofing contractors. But the Colorbond Roof was finally put up last week and is looking good! There is an oversight on where the alfresco roof meets the main roof which I wished I picked up on the drawings, but it's too late now (read further down to see it). So far now, the plastering flood has been started this week and next week the ceiling guys will be in, so hopefully lock-up will be in about 2-3 weeks And of course what you've all been waiting for, photos! The colour looks really nice in person, it's Monument colour if anyone's wondering I originally wanted tiles (they look nicer?) of a similar colour, but colorbond looks almost as good so I'm happy! Because the alfresco roof is lower (25c vs the 28c on the eaves) they've had to have this weird ridge step down arrangement :S I wish I had raised the alfresco to 28c to suit, but I never even thought about it! May - June isn't very long. I had pre start meeting on 22nd and spent heaps. Got my undermount sinks $$$ . I wonder if I have the same issue with my alfresco as you do. Will have to check my plans. Went to a few display homes on the long weekend and most have them, and they really do look very stylish! I might just cop the variation fee, upgrade cost and get them to change the sink before the cabinetmakers get in :S Did it still end up being around $1700 for the undermount sinks and mixer? I didn't even notice that roof issue on the drawings (but it is drawn there!) But yes just looking at it, it would probably have been cheaper for the builder to just throw in the 28c alfresco for free, then to do this weird roof ridge. If only they told me! A bit pricey but they look so good I couldn't say no. Hopefully my council approval comes through soon. Can't wait for it all to start. I think they look nicer. But yes, when we were originally looking for our builder the price comparison for other things came in a lot cheaper. What brand are your undermount sinks. The builders original under mount upgrade was only about $300 but I'd never heard of the brand do had it changed to the Clark. I am building in Hammond Heights Estate at the bottom of Hammond Park, our first home too. The land was only titled in Feb and we only had our pre-start in March so slab has not gone down yet Takes so long! There's a strange satisfaction when the trades are working on weekends. Hopefully will have plastering done this week and then lock up maybe next week, I can't contain the excitement! Ahh yes Hammond Heights estate is right next to my estate yes, and the even more elevated blocks! I had a quick drive through there to see what was going on there and wow all the blocks were sold or under offer before they even put up the signs! I'm also keeping and eye on the the Hammond Fields development which is literally right next door to my house. Yes the wait between pre-start and construction is a horrid one, I had pre-start at start of October and slab went down in mid December, so a good two months Hopefully yours won't take so long! Yes that roof issue does bother me still, but I suppose once the fences are up, I won't really be able to step back far enough to see it xD I've decided not to upgrade the sinks after all. Post more photos once they start doing all in the internal work, can't wait to see how it is coming I understand where you are coming from with the undermount sinks though, they look amazing, but we are building our first house so it's really hard to justify some of the extras costs! We are trying to do as much as we can ourselves (overhead cabinets in kitchen, down lights, ceiling fans, adding extra GPO's everwhere, landscaping, timber decking to alfresco, painting, fitting out the walk in robe etc) without taking on too much work haha it does help to have some tradies in the family. My prestart person didn't make any suggestions or even try to sell me on any upgrades. I raised the alfresco ceiling to 28c and it reduced the costs on the 31c ceilings for the living area..yet still wasn't suggested. But anyhow, I was wondering where you had gone too, since there were no updates for a while. House/build is looking good. I can defiently see why it would be cheaper for that arrangemnt versus my 31c dropping to 25c. I suppose my builder didn't really think about it :S I'm hoping my alfresco isn't too low at 25c, hopefully the people I sell it to later down the track aren't too tall! Okay it's been quite a while since I've uploaded some photos so here you go! Unfortunately I can't get any photos during the week now as it's too dark by the time I arrive after work so only photos on Saturday/Sunday now! I went down yesterday to check out the house and the guys were busy working away with the white plaster! So I came back on Sunday afternoon to check out what they've completed! They managed to white plaster the master bedroom, study, theatre room and most of the living area, so just under half of the house. Not bad progress for a day's work! The house looks so much more complete now that the front render has been completed as well. Also you may notice these black little marks on the external and internal walls, they are actually Portuguese Millipedes! So since my last photos, they've managed to do the plaster flood, ceilings, external rendering, cornices and about half the white plastering! I'm hoping for lock-up probably next week, which is just in time as the wet weather has just about started! Also I am doing the soak wells myself after handover so I went over to Cockburn Bunnings to see what was on offer, apparently someone turned up with a truck and bought every single concrete soak-well they had xD But I wanted plastic ones and I wouldn't need them till another 1-2 months anyway! They had 3 different kinds, from $12 to $25. I probably get the hex shaped one as it feel very sturdy and also has a fitting lid avaliable and a sock as well (extra) So all up about $55 for each soak-well and then whatever amount of pipe and elbows I'll need These are the ones soak wells I like, it's $25 for the the body and another $20 for the lid. Argh so excited just typing about me house! I have to spend less time on here reading everyone else's builds! I just want all those cool little features like shower nooks and bulkhead over the kitchen but I must resist! I will be putting in overhead cabinets myself also after handover as I have very limited under-bench storage. Then you cant check out the internal progress I ended up going with the builder for soakwells, they were not cheap. But they had drawn 2 big soakwells at the front on the plan telling me there wasn't enough room out back for them. Should be okay Our builder is doing the soakwells, they said we needed 3 large ones in the front yard (wouldn't fit in the backyartd) as the council requires everyone to have 3 now due to some new regulations. I wouldn't have a clue but figured we had enough to deal with without adding soakwells to that list. The house is looking great, so much more like a house now with walls and a ceiling. I now have council approval (yay) but it my building contract after pre start was sent to the wrong email address which means my finance is not yet approved. Only found out because i contacted the bank to see what was going on. So i know have to wait for the bank to do the valuation before i get finance approval I've just had a look at my plans and don't think i have the alfresco roof issue as my alfresco is in line with the back of the house. But i now wish i had thought to have the alfresco raised as we are tall and i do want a ceiling fan there as well. again As for soakwells we were going to do those ourself as the builder was charging $5000 to do them. No way!!! We will see how we go though and if we can't be bothered at the time we will get it done. I have a couple of quotes and for basic soakwells it will cost around $1300 to $1400 which isn't too bad as we have 11. Drove past my block yesterday and the next door block has been cleared ready to go. I really wanted to be the first as I have been so organised but crap happens i suppose. Hopefully we don't have a really wet winter as i would love to be in before christmas. Otherwise im sure you will have a table in the middle of your alfresco so people wouldn't be able to get too close to the fan My soakwells quote was $3768 for 2 1500mm concrete soakwells. Firstly she sent my contract that was supposed to go to the bank to the wrong email address which held up progress by a couple of weeks and she called today saying i havent sent her my approval letter/bank statement, I sent it to her on 18th April. Turns out she hadn't even opened the email. So hoping this is not another set back. Re: Alfresco. Having second thoughts now about having it elevated. Saw a 25 course one on the weekend and it was quite low. Will be interested to see what you think when yours is up. We have now decided to do our own soakwells to save a bit of money. I have been very busy at work and haven't been in the mood, but I better keep this thread alive! Okay so a bit has happened in the past few weeks. I've had lock up last week! All the windows and sliding doors and front door (not hinged yet) have been installed. I was lucky the first few visits as they had left one of the sliding doors unlocked but not anymore I was able to sneak in though this past Saturday and grab some photos! The tradies had left a window slightly open but latched, so I was able to bend my arm in and with a piece of wire unlatch it with some difficulty xD Breaking into my own house yeesh! Also the white plastering was not completed at lock up and they've continued it afterwards. Seems the builder is trying to make up lost time by scheduling different trades at the same time. My tiling tiles were delivered last Tuesday but my tiling supplier couldn't get the stock in time, so I had to re-pick the floor tiles in all my wet areas. I found another style which was very similar to the original choice so that wasn't an issue thankfully Currently cabinets have all been assembled and delivered and of yesterday, I was told my stone benchtops and basins have been delivered so hopefully they were installed the same day and if I'm really lucky, tiling was started today! I was regretting not making the bench symmetrical with the stove central, but it has turned out much better than I expected and I'm very happy with the result! I went for the same border tiles in both bathrooms and the WC :S Also another huge load of sand has been delivered infront of the house, and the form work has been set up for the grano concrete in the garage. I'm assuming the sand is for this and also the paving! so maybe I'll have a driveway this week. I had the builder also do the cross over and the gully grate (my block is too flat and needed more drainage) as it was just easier. So yes the move I think about it, I'm happy with the 25c alfresco as I think it will provide better shelter anyway and of course save me a bit of money I agree putting in your own soak-wells is a pain the back, but I just don't have the money xD I think my council doesn't demand soakwells installed, but you still need to contain any rain run off within your block (which is best done with soakwells)! It's interesting you mention that Gibbo, I personally also found Content seems to be a bit clumsy with handling and organising paperwork. They called me and asked why I hadn't signed and returned the final plans last year and apparently they had me mixed up with another person who had the same initials and last name haha! Also they would say they would get back to me about some of my queries but half the time they forgot to call me back! I hope you don't have any more issues with the office people, especially if they are resulting in delays in your build xO. I'm a bit short so I think a 25c alfresco is fine for me, I just hope it isn't a major turn-off If i plan to sell the house later down the track The house behind me is at about the same stage now and they started 3 weeks later, so I know that feeling when you're "racing" your neighbours to completion Hopefully when I head down this Saturday the bench-tops, sinks, toilet and tiling has been finished Also next on the list is to pick out some paint colours! I'm doing the painting myself and with some help from the family I'm leaning towards a neutral grey theme which looks pretty classy.
