Browse Forums Building A New House Re: QLD - California Creek Estate at Cornubia - Anyone?????? 25Apr 06, 2013 5:48 am I wouldn't be too alarmed it looks like a 10 tonne excavator was able to break through the rock.... lets hope there isn't anything harder underneath that though. That shaily rock is everywhere around shailer park/cornubia and we worried about it at our old place but it was no problem for the standard machine the pool builder brought out to site. I was told that if it crumbles like that its ok, its when you have to hire a rockbreaker that it comes out in massive chunks. I was impressed on Tuesday when I went to site that the machine was still busy working at 4.30pm. Re: QLD - California Creek Estate at Cornubia - Anyone?????? 26Apr 10, 2013 12:12 am Hi Everyone, my wife Emma and I have put a deposit on block 84 in stage 3, and have been attending site frequently lately whilst working with different house ideas. The latest info '9.4.13' I can get from Mark is that stage 1 will be released July-August, with each other stage following at one month intervals. I also was worried about the dog clause, as I know this developer opened up The Sanctuary at Daisy Hill, which has a total dog ban. I believe the rules are that dogs over 7kg have to be kept enclosed from 6pm to 6am, however just how full on it is I don't know. Lets hope a well fenced yard will be acceptable, as we have 2 Field Spaniels, and as beautiful as they are, they will live outside our new home as the do now. Mark advised me to call the developers solicitor Richard Hoare regarding the dogs, and no offense to him, but I'll be chasing an independant opinion to confirm. We have a 2 year old daughter, and plan to have at least another child, hence the new home. Sounds like we have a decent array of people moving in so far. In regards to the site not progressing, the rain was a big hold up, however there is a lot of behind the scenes digging and pipework going in, with immediate back filling, so unless you see it frequently, as I do working in the area, it only appears that nothing is happening. I also know there is a lot of electrical to go in, but it will all be worth the wait I'm sure. There is not too many estates around with such a large range of block sizes in such a great position. The soil on site has a high clay content, and although it's rocky I think we should all expect a M class slab which is often an extra. For those who are looking for a good builder, BMW homes can do anything from mild to wild, and I recommend that you chat to Daryl at the Rochedale estates for ideas as he is super helpful. They will be building our home once we finalise our design. Looking forward to all of our new homes, Brendan. We are building a lowest pushed to one side and it opens up to the side to take advantage of the land size. I'm hoping that if we have everything finalised ready for registration we can get started without too much delay. We went to the block last weekend and there's quite a lot of rock where they cut back for the retaining wall but it didn't look too bad (I hope). I think lot 12 was having trouble selling their house, what's it listed at now? Your house sounds very much like ours lol. Lot 12 is selling for $450,000 now. Not exactly sure what it sold for before but that is a good wack more than we paid. Will have to phone our builder tomorrow now and get them out asap. We wanted to be in for Christmas so as we were settled and our kids could start their new school in Jan. We are hoping for the same with the pool and turf etc. Did you get your little 'thank you' gift from Mark when you saw him? Finally got the acceptance for the kids school so it's very exciting here this week. The blocks must have already had a price increase if lot 12 was originally at $365 as when we bought in January all the big block were up around the $390 mark. I thought that registration and settlement would happen within the same week if finances were already set up and approved. Are we able to submit plumbing plans to council before registration is complete seeing as they have all the plumbing done on site now? There is still more top soil to go down yet, the finished levels are still to be done but it's definetely getting much more exciting to visit there now. Pretty pleased with that but expect that the pool will have some extra costs considering weathered rock is only 200mm underground. Plans are finalised and colours underway so I'm getting excited now. Re: QLD - California Creek Estate at Cornubia - Anyone?????? 36Jun 27, 2013 2:03 pm Hi all As a resident that backs on to this development we are keen to see it finished and get some houses up, so great to see you are all champing at the bit to get those houses going. Some information that we have that may or may not be relevant to you: 1) On timing for the roads, we have recently been advised that the required roundabout will start work on 9th July and will probably finish around mid-August. Excellent news. 2) Talking to some other residents I found a number of the retaining walls have had to be replaced recently as they did not survive the recent rains (relatively mild storms in comparison to the big stuff at the beginning of the year). Might be something you want checked professionally before taking possession. This has probably been the cause of some of your delays. 3) In a discussion with someone from council last week I was told that they have compiled a report of a significant number of breaches by the developer and they are now preparing to take some form of action. I must admit I didn't understand it all but it seemed to have a lot to do with silt and water not being dealt with appropriately. It was also mentioned that through some loophole the developer is avoiding doing what was originally intended in the park areas. Details were a bit sketchy. 4) The amount of work that has been going on has slowed remarkably since March. As an indication we originally used to see 15+ trucks/heavy equipment there all the time and actively working. (I remember the noise and dust) In recent times I normally only see 3 or 4 including during the dry times. The contact at council had noticed this and expressed concern. He wondered if the developer was having some difficulty with funding due to the rain delays and lack of completed sales. Good luck with it all. The fact that the roundabout is getting completed in August sounds like he maybe on track to getting that date for you. Also great to hear there are a lot of kids moving into the area. Houses have started turning over in the surrounding streets and there are a lot of new families moving in so it should make for a wonderful new estate. Not sure if there was anything affected on your side. I don't want to worry anyone but I was discussing the estate with a builder friend of mine this evening and he told me about a different developer who had realised that the value of the blocks he had sold had gone up dramatically. Suddenly all the development started going slowly. A number of the blocks that he had under contract reached their sunset clauses and the contracts fell through allowing him to sell them again for $50,000 more than he had previously done. There is NO indication this is happening here but the moral is if you do have a sunset clause make sure it is in your control to extend it if you wish. Once again happy building. Also get ready for the kangaroos we are going to shove over the fence once the development is done. They all seem to have come to live in our street since they cut all the trees down! LOL Re: QLD - California Creek Estate at Cornubia - Anyone?????? 39Jun 28, 2013 6:55 am I'll have to read my contract now... we were one of the first 10 blocks to be bought and then after that he put all the prices up so if anyone's price goes up it would be ours. I know any of the big blocks that are coming back on the market after people have decided to give up waiting are selling within a week at much higher prices then we paid because getting a big flat block around here is few and far between. I'm pretty sure from memory that they had 12 or 18 months from contract signing to have the site registered and then after that we can walk away and get our deposit back if they haven't met the timeline. I don't recall a sunset clause.
I love kangaroos and wallabies. We sold our house just before Christmas and miss all the wildlife now that we are renting a unit on a main road. I bet you guys are dreading another 18 moths of building works going on around you. Hopefully everyone will be mindful of the time and noise constraints.
