Browse Forums Home Finance 1 Jan 13, 2017 7:36 pm I know each state is different, but hopefully someone out there might be able to help. My partner and I are building our first home in Perth's inner suburbs. Unfortunately, we were denied the FHOG on the basis that the combined value of the land and dwelling exceeded the "cap" of $750,000. From my reading of the law, I think they've got it wrong, and I plan to appeal the decision -- it should just be the value of the land plus the cost of the building contract. The problem is that the appeal process is very lengthy, and we would like to get on with the build. We're only $5,000 over the cap and we have identified something that can be chopped from the house in order to get the valuation down. But, despite repeated attempts to get an answer, no one from the Office of State Revenue, or my bank, or my broker, has been able to advise me of whether it's possible to reapply for the FHOG. We would need to reapply for finance and go through the process again... but I am wondering if there's a broker or someone with any knowledge here who might be able to answer my simple question: Is it possible to reapply for the FHOG after being declined the first time? Help would be greatly appreciated and would drop the stress and anguish levels in my house over the weekend! Re: A tough one about the First Home Owner's Grant 2Jan 13, 2017 7:46 pm Hi, I am not able to confirm it will be possible with WA OSR, but, I know NSW OSR have distinct rules against changing contracts / re-applying with a different contract so you could be in trouble. But I reiterate, not certain. Rebecca Jarrett-Dalton Property crazy expert mortgage broker, love building new homes! I'm pleased to say that we managed to get the WA Office of State Revenue to overturn their decision, but it wasn't without its fair share of grief. I don't think that I have ever encountered a less useful collection of public servants. I think in the process I managed to prove the power of perseverance in the face of bureaucratic indifference. I think people lack the desire to take ownership and see something through to completion in some of these large organisations - or are hamstrung by departmental barriers. Always frustrating.
